PLANNING PERMISSION Outline planning permission was granted on the 27th June 2018 by Babergh District Council under Planning Reference B/17/01009, consenting to a "residential development of 41 dwellings to include market and affordable housing, new vehicular access, wildlife areas, amenity space and community woodland." A Reserved Matters application has been submitted and registered on the 22nd June 2021 under reference DC/21/03561.
DIRECTIONS From the A1071 Hadleigh Bypass take a northward signed turning in the direction of Aldham and follow the road for approximately a mile and a quarter into the village of Aldham. Passing through the main street take the first left hand turning signposted to Elmsett and follow this road for a further mile and a half, and the development site will be found on the right hand side being the last agricultural field before the main village centre.
SECTION 106 AGREEMENT/CIL The site lies within Babergh District Council "High" Charging Zone for CIL. The rate was set at £115 per square metre in 2016, but is subject to indexation inline with the Buildings Cost Information Service (BCIS) or the Intender Price Index. The Section 106 Agreement requires that there should be a total of 14 affordable housing units, of which 10 should be rental dwellings and 4 should be shared ownership dwellings.
