BENNET SAMWAYS are delighted to offer for sale this charming and beautifully presented three bedroom detached cottage with large conservatory and double garage. There is French Limestone flooring with underfloor heating to the ground floor and radiators to the first floor all set in gorgeous gardens with rear paddock totalling 1.75 acres. The gross internal area is 1,750sq.ft. Willows Cottage is situated in the beautiful hamlet of Waldley, near Marston Montgomery in the glorious Derbyshire countryside.
Interior - On entering the cottage you immediately feel the style and character of this much loved family cottage. The reception hallway is spacious with the stairs off to the first floor. Bevelled French Limestone flooring with zoned underfloor heating which flows through the sitting room, study, guest cloakroom, utility and kitchen - this creates a lovely flow throughout the ground floor accommodation. The kitchen has been re-fitted with modern high gloss base and wall mounted units with worktops over. Integrated appliances include a gas LPG range cooker with extractor fan over. Space for fridge/freezer, plumbing for dishwasher and space for steamer. The sitting/dining room is a fantastic sized room enjoying a southerly aspect over the garden with brick inglenook fireplace and multifuel burning stove for those cosy winter nights! A fitted utility room with ample storage cupboards with plumbing for washing machine, space for dryer and freezer.
A fitted guest cloakroom, charming study with log burning stove leading into a stunning large conservatory. The conservatory overlooks the paddock and views and has handmade terracotta tiled flooring with zoned underfloor heating and gas stove.
On the first floor off the landing are three generous sized bedrooms all of which have ensuite facilities. The master bedroom has a beautifully fitted ensuite bathroom with roll top bath and shower cubicle.
Exterior - There is a double width driveway leading to the double garage which has ample storage in the attic. There is additional hardstanding ideal for caravan, trailer and boat, or further parking for vehicles. To the side is a secluded garden area with pond. The main garden is set on the other side of the house which is beautiful with a central lawn and plant borders packed with a variety of herbaceous perennials and shrubs. A large paved patio basking in the southerly aspect which leads around the conservatory to the back of the house and garage. The fruit orchard is located to the north of the paddock next to the well established vegetable garden. The main house and garden is 0.33 acres and the paddock is 1.42 acres.
Owner's perspective - Waldley feels like our home and we are very sad to leave a hamlet that holds so many memories. Willows Cottage is close to two lovely villages Marston Montgomery and Doveridge. It is situated 2 miles from the A50 making getting to larger conurbations eg. Birmingham, Nottingham, Stoke-on-Trent or Derby, very quick and easy with East Midlands airport within 45 minutes.
My husband has lived in Waldley all of his 76 years. The house and gardens have given us and our families many happy times; from large parties both inside and out to intimate dinner parties with friends. Many hours have been spent creating the garden with herbaceous borders, arboretum of beautiful trees, an expansive vegetable plot and extra raised beds. Not to mention the fruit orchard of apples, plums and pears that begin in August with apples ripening up until November. We will miss our Apple day in October half term when all the grandchildren collect, wash and press the apples for apple juice and homemade cider.
As we have become older we have experienced kindness way above neighbourly chats. Helping us in so many ways, our neighbours are an asset to our little hamlet and we will miss them all. We don’t want to leave our home but due to illness it is time to pass on the love and happiness our home has given us and our hope is the next owner will enjoy it as much as we have.
Agent's notes - Council Tax: Derbyshire Dales District Council band G, Tenure: Freehold. Services: Mains electricity, mains water, LPG tank, internet broadband and private drainage. The private drainage is by way of a septic tank.
Further notes: There has been a planning application on the barn next door to convert into a residential barn.
