Development / Smallholding opportunity, with range of former mushroom buildings, large lake and fine views, set in 20 acres

Method Of Sale - The property will be offered for sale by Online Traditional Auction. The end of the online auction is scheduled for Thursday 9th February 2023 at 6:00pm. The vendor reserves the right to withdraw or alter the property for sale prior to the auction end date. The property can be accessed via our website stags.co.uk - Online Property & Land Auctions.

Situation - The property lies approximately 2.5 miles south west of Holsworthy, in a peaceful position on the Devon/Cornwall border, with far reaching views to Bodmin Moor and Dartmoor, in a good horse riding area. The village of Pyworthy has local facilities including a public house, and MOT garage. Nearby Holsworthy has a more extensive range of shopping, leisure and health facilities including veterinary practises, schools and a Waitrose Supermarket. Bude and the rugged North Cornish Coast lies approximately 10 miles to the west and the A30 dual-carriageway is accessed at Launceston (11 miles to the south).

Description - A private smallholding, set in attractive Devon countryside close to the Cornish border, with fine far reaching views. It comprises a pair of static caravans (under a single roof), a range of run down former mushroom buildings, two shipping containers, a substantial lake measuring almost 1.5 acres and productive pasture that extends to 20.06 acres (8.12 hectares) in all.

Development Potential - The static homes initially had a temporary consent that expired in Sept 2000. Since then they have been used as a dwelling (Further information available upon request). There is potential to apply for a Certificate of Lawful Use to retain the static caravans as a dwelling. This established use gives potential to apply to upgrade them to a "Replacement Dwelling".

Torridge Planning Authority also have a policy to enable agricultural businesses to increase their income by adding diversified income from holiday cabins. The lake would provide a wonderful location for such development.

Services - Mains electricity and water are connected and a septic tank was installed approximately 22 years ago.

Wayleaves And Rights Of Way - The land is sold subject to and with the benefit of any wayleave agreements and any public or private rights of way. We believe there are no public or private rights of way over the property.

Tenure & Completion - The property is sold freehold with vacant possession on completion 4 weeks after the auction, or earlier by agreement.

Agricultural And Environmental Subsidies - There are no Agricultural or Environmental Schemes claimed, but there are opportunities for the Purchaser to claim Environmental subsidies in the future.

Proof Of Identity - Under the Money Laundering Regulations 2017 it is a requirement for Estate Agents to perform due diligence checks on any person that intends to bid at auction. There will be a requirement for all bidders to register via the online sales site and complete the ID checks. There is no charge for registration.

Buyers & Administration Fee - The successful purchaser(s) of each lot will be liable to pay the sum of £5,000. From this a "buyer's fee" of £2,400 (Inc. VAT) is retained by Stags/Bamboo Auctions as a contribution towards the online platform costs, and £2,600 is payable towards the purchase price/deposit.

An additional "administration" fee of £1,200 including VAT will be payable by the successful purchaser of each lot immediately after the auction. This will be separately invoiced by Stags. The purchasers shall also reimburse the vendor the cost of the searches carried out (which would usually be paid by a buyer in a private treaty sale).

Auction Legal Pack - This includes the searches, draft contract, deeds/epitome of title, special conditions of sale etc, and is available online to be downloaded, via the tab on the online auction property listing page. It is the purchaser's responsibility to make all necessary enquiries prior to the auction.
