The buildings comprise :—

6 Bay steel portal frame shed with concrete base, internal cubicles, feed barriers, dung walls, spaced timber cladding above, all under fibre cement roof with roof lights. The building opens out onto a concrete yard. GIA 27.29m x 15.26m.

Access to all of the above buildings is taken from the public highway onto a concrete yard. There is gated access to the stone yard beyond and dung midden (to be filled by vendor before completion).

Services

The farm steading and buildings are currently supplied with mains water and mains electricity from the farm house . There is however, mains water (from a private water pipe) and electricity in close proximity to the farm steading and an easement is offered with the sale of the farm steading for the purchaser to make their own mains electricity connection and shared mains water connection (subject to shared repair and maintenance) within 24 months of purchase. During this period, electricity and water will be offered on a sub metred basis if necessary.

Tenure

The property is of freehold tenure with vacant possession of all parts, and will be scheduled to take place 35 days from the date of auction, or earlier by agreement between the parties.

Reservations

There is a right of way reserved for agricultural purposes to the retained agricultural land for a period of two years over the stone track hatched blue on the sale plan. The south west boundary is the ditch and the vendor will retail the boundary hedge.
