DESCRIPTION
Arable Land
The arable land in four adjoining parcels is generally level deep fertile easy working loamy soils and will grow a range of arable crops. Potatoes have been grown on approximately 65 acres of the block over time.
Grassland
The grassland in three main fields has recently been fenced and has three watering points from the River Worfe. Two of the fields are generally level with a central valley providing amenity interest and shelter for livestock.
Woodland
A strip of coniferous woodland (planted in the 1960's) straddles a steep slope on the eastern boundary. A separate block of coniferous woodland straddles the valley sides leading down to the River Worfe, where water is abstracted.

WATER ABSTRACTION
The Vendors will reserve the abstraction rights and the right to use and access the abstraction point and the abstraction equipment in parcel number 0821. An underground main leads due east to their retained land. They will continue to use their Summer Abstraction Licence. The abstraction point serves circa 100 acres with around 30 acres of potatoes being watered per year from this point. The Licence allows for 2.6 million gallons to be abstracted (per year) from May to August.
The Vendors are content to make water available to the Purchasers, if required, at a rate to be agreed.
POTATO GROWING
The Vendors may be interested in renting land from the Purchaser for growing potatoes.
SOIL TESTS
The agents have recent soil tests showing good soil indices and no potato cyst nematode (PCN/eel worm).
BPS ENTITLEMENTS
The Vendors will transfer to the Purchasers the appropriate number of entitlements within the purchase price subject to RPA approval.
RIGHTS OF WAY, EASEMENTS AND COVENANTS

ACCESS
A level vehicular access leads into the land from the northern end. The Vendors will grant a vehicular right of way off Badger Lane for wide machines along a track between points A and B on the plan.
DIRECTIONS
From Shifnal take the A464 towards Albrighton. Turn towards Beckbury. In Beckbury continue towards The Smokey Cow Public House. Opposite the entrance to the car park turn into Higford Lane, after 100m the land is on both sides of the lane.
PLANNING
The land will be sold subject to any development plan, tree preservation order, town planning, schedule resolution or notice which may be or become to be in force, subject to any road widening or improvement scheme, land charges and statutory provisions or by-laws without any obligation on the Vendors to specify them.
OVERAGE
An overage clause will be placed upon the area hatched in red, so that if planning consent is granted for any dwellings or commercial use in the next 30 years, 45% of the increase in value (less planning costs) due to the planning consent(s) shall be payable to the Vendors.
TENURE
