An immaculately presented unlisted family home, with detached barn and large garden.

Description

This particularly pretty hamstone property sits comfortably within its gardens of almost exactly an acre. Despite being unlisted, Hollytree Farmhouse has a fascinating history as a former Cider Farm and is believed to date from the early 1700s. A well-proportioned house, it is configured across three floors and is well-suited to modern family life and entertaining.

The kitchen/breakfast room is dual-aspect, with a hand-built kitchen, granite worktops and flagstone floor. Integrated appliances include Miele double/combi ovens and hob, Fisher and Paykel double dishwasher and the quintessential AGA. From the kitchen, the rear entrance hall offers access to the gravel courtyard drive and also to the spacious utility room, with a washing machine, tumble dryer and a butlers sink, along with further cupboards and worktops. This light-filled room has two sets of French doors into the garden and internal access to the double garage. The “Winter” sitting room, so-called due to its large inglenook fireplace with wood-burning stove, has an original flagstone floor and window seat.

This large, welcoming room offers access to the majority of the downstairs, including the dual aspect study/snug which faces south and east, which has a Jetmaster gas fire (that could be returned to an open fire, if desired) and built-in shelving; the dining room and a spacious light-filled, dual-aspect drawing room, with Jetmaster open fire and French doors onto the south-facing stone terrace and gardens beyond. An inner hall offers access to the gardens.

On the first floor, the galleried landing is almost 30ft in length, with a window at each end overlooking the gardens. The light–filled, dual-aspect principal bedroom has fitted cupboards/wardrobes and an en suite shower room with travertine tiling. The second double bedroom also has an en suite shower room. Completing this floor is a third double bedroom, a family bathroom and a dressing room/sixth bedroom.

Stairs lead up to the top floor, where there are two further double bedrooms, one with vaulted ceilings.

The immaculately curated grounds are a particular feature of the property. From the lane, a sweeping gravel drive leads to a courtyard and parking area, with access to the double garage and a charming hamstone barn, with double doors and a mezzanine storage level, currently used as a workshop and for the storage of garden machinery. The gardens themselves are laid mainly to lawn, with deep herbaceous borders of hellebores, lavender, quince, roses, camelia, lupins and delphiniums. The house and outbuildings support climbers including wisteria, rose, jasmine and clematis.

An orchard has been created with pear and apple trees, underplanted with snowdrops, bluebells, crocus and daffodils and a woodland garden. The stylish cedar summer house has been thoughtfully positioned to overlook the gardens and the farmland behind. It has electricity fitted, providing heat, light and additional power points.

A number of impressive trees include oak, ginkgo, chestnut, yew, weeping pear, ornamental cherry, plum and a stunning magnolia.

The ‘working’ end of the garden includes a greenhouse, garden storage/shed, a fire pit and a large fruit and vegetable garden. A combination of conservation hedging, beech and laurel form the boundaries of the property.

A further block of land in the village is also available by separate negotiation.
