DESCRIPTION An attractive stone-built country house with red tiled roof dating from the 1800s, which has been extended and improved over the years, with a substantial garden and two fields to the rear amounting to just under 3 acres. Located off a country lane on the edge of Banwell, this spacious and comfortable family home would make a perfect small holding.

The flexible accommodation includes a hallway, utility room with WC, kitchen/breakfast room, sitting room, snug, office and garden room on the ground floor. On the first floor is a master bedroom with en -suite bathroom, a second double bedroom and family bathroom. On the second floor are two further double bedrooms, a single bedroom, and a WC. The delightful gardens surround the property and are mostly laid to lawn with a variety of fruit trees. There is an annexe with reception room, study area and bedroom upstairs, as well as two stables and tack room, shed, greenhouse and chicken coop. To the rear of the property are two adjoining fields

Period features such as fireplaces, latch doors and deep sills are in abundance and combine with contemporary home comforts such as modern bathroom fittings and a recently updated oil-fired boiler.

From the lane, Riverside, the property is approached via a five-bar gate and there is ample space at the rear of the house for parking and access to a wooden double garage. The rear door leads into a small porch area used as a boot room with useful butler sink. The lobby has a utility room plumbed for washing machine with a WC and leads into the welcoming L-shaped farmhouse-style kitchen/breakfast room. This is fully fitted with a range of wooden units, a stainless steel one and a half bowl sink with mixer tap, a dishwasher and dual fuel Rangemaster stove; the hob fired by LPG gas, with electric ovens and colourful tiled splashback. There is ample room for a family sized table and this area overlooks the eastern side of the garden.

Leading from the kitchen is a sunny, south facing, garden room, which was added in 2003. This has part glazed walls to three sides and French doors, beams on the ceiling and a wooden floor and provides a warm relaxing place to sit throughout the year and enjoy views over the garden.

Withyhurst has flexible room for all the family with no less than three further reception rooms; the spacious sitting room with cupboards under the stairs with latch doors and painted stone wall as well as the cosy snug, with log burning stove, stone surround and wooden mantel - perfect for a winter's evening. This room has a double aspect and the sun floods in during the afternoon. The third room is also double aspect, with ceiling Velux, and this is currently used as a study.

Upstairs, on the landing is an airing cupboard with radiator.

Also on this floor is the master bedroom suite. This has built in cupboards and as well as a dual aspect en-suite bathroom with bath, walk-in shower, basin with tiled splashback and low-level WC. There is a further cupboard housing the hot water tank as well as a walk-in closet with hanging space and shelving. A second generously sized bedroom is on this floor with cupboard space. From this bedroom, a door leads to a surprisingly spacious loft room. This is carpeted and has two Velux windows and is a great den/storage space.

The well-appointed family bathroom has a white suite with bath, walk in shower, pedestal wash hand basin, ladder-style towel rail and tiled floor

On the top floor are three bedrooms: two doubles and a single, all with wash basins. These rooms are serviced by a handy WC.
From the single bedroom more insulated loft space can be accessed.

Outside
The garden is approx. an acre and is mostly laid to lawn with a wide variety of trees including apples, for eating and cooking and plums as well as an Ash, a magnificent horse chestnut and a weeping willow as well as various shrubs. Features include an attractive pond with lilies among other plants and old well (currently covered). The hedgerows here are a haven for wildlife and many species of bird can be spotted in this garden, the southern border of which is a laurel hedge. For the green-fingered, a generously sized and productive kitchen garden has been planted at the far end of the garden, next to a greenhouse.

The stables have a separate tack room and can comfortably accommodate two horses. There are several local bridleways within a few hundred metres of the house to Puxton for example.

On the left of the entrance is the annexe. This has a reception room with window to the front and a log burning stove on the ground floor. Stairs rise to the study area, off which is a bedroom with Velux windows. This is a perfect hide-out for teenagers or could be used as a home office. (No running water is currently connected).

The two fields have been let out to sheep, cattle and horses in the past. They are bordered by a drainage ditch, or rhyne. There is access from the field to the road via a gate.
