Location - The barn is found above Llanigon village some 4 miles from the popular border market town of Hay-on-Wye and set in the Wye Valley.

Hay offers a wide range of services and amenities including a wide range of independent boutique shops, public houses, restaurants, cafes and bistros, dental surgeries, a medical practice, cinema, library, primary school and a small supermarket.

The Barn - The barn itself offers an internal ground floor area of just over 98m² with an apex height of 5.96m. The barn is of stone and rubble construction with a range of arched beams and trusses and according to Brecon Beacons National Park it is believed to date from approximately the middle of the 15th Century. It is also believed to have been a dwelling during the 17th Century before being later turned over to agricultural use as a byre with the addition of a cart shed. It is noted that there are existing window openings and evidence of an arched doorway to the north elevation.

Overall, the barn offers excellent prospects for anyone wishing to own such a piece of local history with long term potential.

It is noted that the property sits in approximately 1.95 acres of agricultural land with some level and sloped areas leading down to a stream which forms the western boundary.
