Description - This is one of those special properties/opportunities which are often sought, but seldom found. Lower Coombe Park comprises a detached period farmhouse of stone construction beneath a slate roof which requires extensive renovations. We understand that planning permission has been granted to re-model the roof to raise it along the rear of the property with the addition of three dormer windows for the proposed two bedrooms and bathroom and to provide for 5 bedrooms overall. The consent also allows for the addition of a large window in the left gable end to bring more natural light into the front bedroom and hall. The planning permission allows for conversion of the two storey and single storey barns that are attached to the right side of the property into additional rooms. There is already a further adjacent barn which provides two rooms on the ground floor and three rooms above. Forming the third side of the ‘courtyard’ is a large single storey period barn/workshop. Further up the access track is a corrugated clad barn/workshop, stabling, yard and three bedroomed static caravan (for temporary use whilst renovations continue). Considerable structural works have already been undertaken to the farmhouse including 1. All rotten lintels have been replaced in well-seasoned oak lintels used in their place. 2. The stonework above the lintels has been rebuilt. 3. All rotten floor joists have been replaced or re-hung. 4. The upstairs flooring has been repaired and replaced throughout. 5. Both gable ends and the entire back of the property have been re-built where the stone had been damaged and all of the lime mortar was failing including the entire external chimney breast on the left gable end. 6. Porch has been re-built and re-roofed. 7. Much of the inside has been repointed. 8. All works have been carried out with lime using traditional building methods. 9. Connection to the septic tank on the back of the house for the toilet and waste water. 10. New catchment chamber for the spring fed water supply. 11. Structural drawings from the structural engineer for the new roof and restructure of internal walls are available and copies of the proposed new layout plans are available from the agents, upon request. 12. A further barn which had collapsed has been taken down and a walled garden created in its place. The grounds are arranged over a serious of the levels, incorporate a polytunnel and represent a blank canvas for a purchaser to stamp their mark.
