FREEHOLD FOR SALE BY PRIVATE TREATY
PROPERTY DESCRIPTION
This is a historic Grade II Listed Estate and has significant historic connections with area. Its origins are located around the Water Mill that dates back to Norman times and originally there was Mill and property on the site back 1296. It was substantially changed and altered under the directorship of John Nash and it is reported that Rheola Farmhouse was re-modelled as one of his last private commissions in 1809/1810. The work was completed in 1814.
The Grade II Listed Estate is thus most unique and very unusual and now provides a very rare opportunity for the discerning buyer to create a modern up-to-date country mansion centred on its surrounding lands, cottages, woodland and grounds.
The property sadly does require significant renovation and inward capital expenditure and rectification. It is drawn to the purchaser's attention that the following matters thus must be considered.
1. This is a property that is genera...
GENERAL COMMENTS
The main mansion house is largely of traditional design and specification and is typical of the Nash style. There is significant commentary as regards the nature of the property and its history on the CADW website This property is Grade II Listed as all parts of the estate that are associated within this private treaty sale.
RHEOLA HOUSE
This is a substantial and significant country mansion and does provide extensive accommodation. There is a magnificent hall and staircase centrally positioned with various drawing rooms, reception areas, fireplaces, cellarage, domestic offices, former kitchen and domestic rooms provided.
Rear wing of mansion -2 storied rear wing which provides the former servants' quarters and provides a 3 bedroomed self-contained apartment.
THE LODGE COTTAGE
A most appealing driveway cottage located at the entry to the estate and set within its own parcel of grounds having roadside frontage and ease of access. This has not been inspected internally and provides 2/3 bedroomed accommodation of stone and slate construction and appears to be in reasonable condition.
THE MILL HOUSE
This comprises of the former Farmhouse with is now in a semi-derelict condition of stone construction with no roof in situ. This sits on the bank of a stream that intersects the property to the Eastern side. The house does require comprehensive renovation and provides a significant Grade II Listed dwelling but again requires significant capital investment.
THE STABLES AND COACH HOUSE
The stables and Coach House comprise of a "U" shape range of estate buildings that are now not roofed. This building is of stone construction and includes former internal stable arrangements and divisions. It would have incorporated a loft through the majority of the buildings. This range of buildings in the Agent's opinion would be ideal for renovation to alternative use and does again require comprehensive renovation and is in a state of advanced dilapidation requiring significant investment.
GARDENER'S COTTAGE AND WALLED GROUNDS
This property was significantly improved following a project led by a Local Authority under objective 1 funding. This comprises of a stone and slate former Gardener's Cottage and fitted as a lecture/education facility which could have alternative use which may be subject to residential or commercial sector subject to the appropriate consent being obtained. This is set within its own extensive walled gardens and enjoys delightful views across the Neath Valley and within the walled grounds is an array of glass houses, greenhouses and growing raised beds with internal paths and features.
RHEOLA POND
This is an extensive ornamental Lake which lies off the B4242 and extends to some 10 acres or thereabouts. This appears to be a major feature in the Environment and the Estate generally and is located at the Eastern side of the site.
DEVELOPMENT LAND AND ANCILLARY LANDS
The property is approached over its own gravel drives and has a system of internal hard based lanes and roads with 2 entry points off the Local Authority highway that lies to the frontage. The grounds include former Keeper's Cottage and a rectangular section of land that was anticipated to be redeveloped for holiday and leisure use.
Keeper's Cottage is a 4 walled stone structure now dilapidated and there are other dilapidated buildings located within the grounds being offered and indeed the extent of the property offers considerable alternative use potential with its areas of woodland, and parcels of land all enjoying a unique site.
SPECIAL NOTE
It is drawn to your attention that parts of the Estate are currently subject to third party occupation.
