The Property

The Doune

Built in 1856 as the dowager house for MacKintosh of MacKintosh of Moy. It had also been the home of Vice Admiral Lachlan Donald Mackintosh, who is buried at Daviot church.

Purchased in December 2009 by the current owner in a serious state of disrepair which required the house to be totally stripped back to the stone walls with all floors removed so the house was a mere shell. The house was then rebuilt from the ground up including a sound proofed plant room which houses the boiler system for the ground source heat pump, this runs the wet underfloor heating which is in every room on all three floors. All external walls have been insulated to 21st century standards, the floors and roof cavity have also been fully insulated resulting in a very high SAP rating. All windows throughout the house are wooden sash & case double glazed units. All original internal doors have been fully restored, all skirting and door surrounds have been custom made. There are seven different Victorian floor tiling patterns used throughout the house. The downstairs bathroom features a Gustav Klimt tile “The Kiss” within the shower enclosure.

The kitchen extension and patio were added in 2012. The barn was completed in 2013 and features roller doors at each end. Internally there are two workshops both with mezzanine floors above, both have fully fitted workbenches with storage beneath. The right hand workshop has four double socket points and fluorescent lighting, there is also a sink with electric water heater. The left hand workshop has six double sockets and fluorescent lighting. The barn itself has overhead fluorescent lighting and an additional three double sockets. At the rear of the barn is a 1,000 litre red diesel tank. There is security lighting at the front and back.

Property Description

The garage was built in 2014. There is a fully fitted workbench along the rear elevation, four overhead fluorescent lighting tubes and five double sockets. The garage also has underfloor heating which is run off the ground source heat pump. There is a garage loft which is accessed from side external staircase which has planning permission for a 1 bed flat.

The pond was built 2015 and is 10 x 40 meters. It is powered by a three phase electric water pump which pumps water to each end of the pond. It then passes through a UV light filter at each end, it then comes up through the pond headers which are filled with Alfagrog (natural filtration system). This then passes to the waterfalls at each end. The pump recirculates the 33,400 gallons of water every 6 hours.
It features statues of the four seasons by Stagioni.

The heating is via an eco friendly ground source heat pump, there is a separate oil tank which runs the Aga only.

There are two masts a Vodaphone 4 G mast and a smart electricity meter mast, between them they pay £3,400 pa.
There are 15 paddocks, 13 of which have water troughs. There is a mains electric fence system which runs across all paddocks, the control system is located in the barn. So is ideal for those looking for an equestrian property.
