Idyllic family home with tennis court and spacious gardens.

Description

Brook Cottage is situated in an idyllic location on a no through lane, in a conservation area at the edge of the hamlet. The charming Grade II listed family home is constructed of brick and render beneath a tile roof. With origins dating back to the 17th century the property retains a wealth of period features. Having been extended and remodelled about 15 years ago, it has been further enhanced and well maintained by the current owners. The cosy dual aspect drawing room has exposed timbers and Inglenook fireplace with wood burning stove and French doors which open to the garden. The dining room, also with exposed timbers, has a pretty bay with window seat. The bespoke kitchen, with granite work surfaces and central island, has a breakfast area and appliances include 2 integrated fridges, Neff dishwasher and Cook Master electric range oven.

The sitting room, located just off the kitchen, is an ideal TV room/snug/play room depending on needs. In the newer wing is a fabulous reception room with wall to ceiling windows overlooking the garden and terraces. With a vaulted ceiling and underfloor heating it connects to a ground floor bedroom and en-suite bathroom, offering scope to be used as an annexe. There is also a utility room, with access to the rear and a cloakroom. The first floor is accessed via two staircases. The three bedrooms in the period wing have high ceilings and exposed timbers and include a large double with en-suite shower room. Accessed from the newer wing are three bedrooms, one with en-suite bathroom, and a separate shower room.

Brook Cottage is entered via a five bar gate along a gravel drive to spacious grounds extending to just under an acre. With mature trees and shrubs to the front, the attractive buildings are set around lawns and terraces creating sun traps and privacy. The tennis court with all purpose sports surface and pavilion are bordered by open fields and a brook.
The impressive barn style oak frame garaging has two open bay garages and one closed and a room above which is ideal for use as a gym, games or party room. Another timber outbuilding with electricity could also be used as a home office.
Brook Cottage is perfect for those wanting space and who dream of living in the country, but for whom being connected and accessible is still important.
