Farm Buildings & Land at Havyatt Green, Langford, Bristol BS40 5DE - with potential for development

DESCRIPTION

Havyatt Green Farm Buildings offer a range of buildings with potential for multiple different uses subject to planning.
The buildings were last used for agriculture and are currently empty following the sale of the majority of the land at Havyatt Green Farm.
Building A (see attached plan) has planning for conversion to holiday lets and Building B has permission for conversion into an office. The permission is still in place but the majority of the works are still to be done.

The buildings are of different construction, with the majority being steel portal framed agricultural buildings. However building A is constructed of a mixture of concrete block, red brick and stone under a tiled roof.

The buildings extend to the following areas:-

Building M2 Ft2
A 399 4296
B 125 1350
C 329 3546
D 180 1939

PLANNING

Building A has planning granted for the conversion of the building into holiday lets, being 5 units of different sizes, included in the application was the conversion of building B into an office. This planning was granted in 2009 under 08/P/1919/F. The pre-commencement conditions of the application were discarded and building works started in 2012.

An additional application has been submitted for the conversion of a number of the buildings to residential use under Class Q, this application was refused for reasons we believe could be rectified by a potential buyer. Application reference 20/P/1771/CQA.

SITUATION

The buildings lie to the south of the village of Wrington and have good transport links to both Bristol and Bath and the motorway network at junction 21 of the M5.

SERVICES

The buildings will benefit from a new mains water supply and electricity connected.
