A beautifully refurbished highland home.

Description

Coul na Coile was built in 1897. The house commands quite a presence but its character is very much that of a hospitable family home which is comfortable and practical in equal measure. The house has been sympathetically refurbished so that the architectural features of Coul na Coile are still its highlights. Huge solid doors, an elegant curved stair rail, original panelled shutters and tall astragal windows are complemented by a fabulous modern kitchen, solid oak flooring and contemporary paint colours. The open plan kitchen and dining room has a cosy sitting room to one side, while the drawing room is ideal for formal entertaining. All these rooms are filled with southerly light. The kitchen has beautiful cabinetry, a central island with gas hob, and electric AGA while the dining area has space for comfortable seating and is warmed by an open fire with a marble surround. At the back of the house there are also utility rooms, a WC and boot room.

Upstairs, there are four bright double bedrooms, two bathrooms, a shower room and a dressing room which is also used as a fifth bedroom. A split landing accessed from the staircase and a passage off the main landing mean that the bedrooms are well spaced and provide privacy for guests and family depending how the rooms are used. The largest bathroom with its freestanding bath, fireplace, window seat and views to the hills is joyously luxurious.

Double garage / office
Behind the house the double garage is an invaluable addition to the property with space to park two cars and fitted with cupboards, a sink and 3 phase electricity. A versatile room above is currently used as an office but has potential (subject to obtaining the relevant consents) to be converted into a studio apartment.

Garden and grounds
Coul na Coile has a front and back drive. The front drive accessed from Ardvonie Road, winds up a gentle slope through old Scots pine trees to a gravel parking area at the front of the house and goes on to the rear of the house where there is further parking beside the back door and the garage. The back drive leads directly off West Terrace. Mature trees surround the garden which is mainly neat lawn. A decked terrace at the side of the house is accessible from the kitchen.

Location

Coul na Coile is arguably the loveliest of all the Victorian homes which were built on West Terrace in Kingussie in the late 19th century. The terrace is carved into the hillside above the town and its elevated position means that Coul na Coile has wonderful views of the Monadhliath Mountains. Kingussie is located on the western edge of the Cairngorms National Park in one of the most beautiful and accessible parts of the Highlands. The town has primary and secondary schools, local shops and an active local community. With a train station and the A9 nearby it also has excellent road and rail links to Inverness and the south as well as the Caledonian Sleeper train to London.

The year round sporting and recreational opportunities in the area are excellent. The Cairngorms National Park encompasses Britain's highest and most spectacular mountain terrain and its largest native forests. Together with its pristine rivers and lochs, moorland and farmland, it is a stronghold for Britain's wildlife. The area is renowned for the high quality of its traditional field sports and there are also endless opportunities for hill walking, golf, mountain biking, skiing and snowboarding with Cairngorm Mountain Range at Aviemore being the most popular winter sports destination in Scotland. In the summer months, the freshwater lochs offer tremendous opportunities for sailing, kayaking, wind surfing and open water swimming.
