Delightful Victorian house off a country lane in a secluded edge of village position

Description

Ten Pots sits in a rural yet convenient location. The vendors have carried out a superb extension to the property. All the windows have been replaced with hand-built double glazed timber units and bi-fold doors from the kitchen. In the dining room, beautiful gothic-style French doors and windows have been added. A bespoke kitchen was built by a local craftsman, Jim Baldry, and this has a mixture of granite work surfaces and solid maple work surfaces. Throughout the kitchen, utility room and cloakroom is underfloor heating.

The house now offers stylish and comfortable accommodation over two floors, with the ground floor having a superb open plan kitchen/snug, utility room, cloakroom along with an entrance hall, dining room, drawing room, sitting room and study. On the first floor are four double bedrooms, two ensuite shower rooms and a bathroom. The house stands in lovely grounds, which extend to approximately an acre. As well as garaging, there is also an excellent laundry room. A terrace sits adjacent to the house and enjoys fantastic views over the established gardens.

Outside
To the front of Ten Pots is an in/out driveway providing off-road parking. Here there is also an area of lawn on the northern side which, subject to planning, would be an ideal location for a cart lodge or additional parking. There is also access on the other side of the house to the garage/laundry building, which is of brick and block construction with weather boarded elevations under a slate roof.

Double doors provide access to the garage with power and light connected and there is access to a loft storage area. A door to the rear of the garage leads to the laundry room. This room is ideal for anyone taking full advantage of a country lifestyle. It is fitted out much like a kitchen with high and low level wall units and roll edge work surfaces. Two bowl ceramic sink with mixer taps above and drinking water spigot. Space and plumbing for a washing machine, tumble dryer, fridge and tall fridge freezer. Cupboard housing the filter and other systems for the private water supply. Water softener. A further door opens out to the rear terrace.

The rear garden is idyllic. Immediately abutting the back of the house is the extensive east facing terrace area, which also contains an area of box hedging and herb garden.

Beyond the terrace is a rose and shrub bed. The lawn contains and is bordered by mature trees and shrubs. Within this part of the garden are timber sheds used as wood and garden store. From the main garden is access via gates to an orchard area. There is a water connection to this area of the garden, as well as a secondary access point onto the lane. The grounds extend to approximately one acre.

Location

Ten Pots is situated in a rural location between the villages of Cretingham and Earl Soham. The property is less than three quarters of a mile from Kingfishers which is Cretingham's golf club, which has a nine hole course and restaurant. The village itself is within a mile and has a highly regarded public house, The Bell. In close proximity of the cottage is a wide variety of lovely footpaths. Beyond Cretingham is the village of Brandeston, which is home to another excellent public house, The Queen, and also Framlingham College's junior school, Brandeston Hall, which offers education from nursery age through to 12. The village of Earl Soham is approximately 1½ miles to the north of Ten Pots. Here there is a butchers and delicatessen, Hutton's, a public house, primary school, tennis court and bowls club.

The well known medieval market town of Framlingham, with its historic castle, is within approximately 4½ miles. Here there are facilities for everyday shopping and business needs, including a Co-op supermarket and a number of pubs and restaurants. Framlingham is also home to Thomas Mills High School, which is considered one of the finest in Suffolk, as well as Framlingham College. The school bus for Thomas Mills High School stops outside the property. The Heritage Coast with destinations such as Aldeburgh, Thorpeness and Orford is approximately 18 miles.
