Situation
The land at Tremail is set on the edge of the hamlet and occupies a fantastic rural setting, adjoining a private road.

The village of Davidstow is under ½ a mile away with a church and the renown Tall Trees arena which has both indoor and outdoor arenas. The small rural market village of Hallworthy, which has a livestock market, public house, garage and filling station, is some 2 miles away.

The ancient town of Camelford is some 4 miles to the west and has a good range of day to day amenities and facilities. It straddles the A39 Atlantic Highway and the River Camel. This scenic route links to the towns of Wadebrdge in the west and Bude in the north. The A30 trunk route through Devon and Cornwall is a 10 minute drive away at Kennards House, and the market town of Launceston is a further 5 minute drive.

The land is also within easy reach of the rugged North Cornish coastline, some 5 miles away, with its quaint harbours, coves and sandy beaches. The vast expanses of Bodmin Moor with open moorland and granite tors are close by.

The land is accessed via a right of way over the entrance lane to Treworra. This is also a public right of way which allows access to Davidstow Moor and Bodmin Moor with its breath taking scenery and numerous walking and riding opportunities.

Important Auction Information
Date of Auction: The Land at Tremail will be offered for sale by PUBLIC AUCTION on Wednesday 7th September at 7pm at Strawberry Fields, Lifton, Devon, PL16 0DE Buyers are advised to attend by 6.30pm to register.

Registration: Please note ALL BIDDERS will need to register with Kivells on the night of the auction and in so doing will be required to provide one form of government issued photographic identity and a utility bill addressed to them at their home address, dated within 3 months of the date of the auction. Failure to do this, may prejudice your ability to bid on the night.

Buyers Auction Fees: All successful buyers at Kivells property auctions should note that on the exchange of contracts an auction administration fee of £1500.00 plus VAT (Total: £1800 inc VAT) is payable to Kivells. This is payable to Kivells by cheque, BACS or debit card payment

The successful buyer will also be required to reimburse the vendor for search fees.

Deposit: A 10% deposit will be required to be paid by the successful bidder upon the fall of hammer and at this point the contract. The deposit has to be paid to Kivells as auctioneers and can only be paid in the form of a cheque or bank transfer.

ALL bidders must only bid if they can make this payment.

Cheques must be drawn on a bank or branch of a bank in the United Kingdom, any other cheques may be rejected and it will the responsibility of the purchaser to ensure they have the correct method of payment available at each auction.

Completion: Will take place at 28 days from the auction, or earlier by agreement between the parties. On the night of the auction, 10% of the purchase price will fall due as a deposit being exchange of contracts.

Basic Payment Scheme (BPS): The land is not registered on the Rural Land Register for the claiming of the Basic
Payment Scheme and no BPS entitlements are included within the sale of this Property.

Environmental Stewardship Schemes: The Property is not subject to any Environmental Stewardship Scheme.

Boundaries: Any purchaser shall be deemed to have full knowledge of all boundaries and neither vendor nor the vendor’s agents will be responsible for defining boundaries or the ownership thereof. Should any dispute arise as to the boundaries or any points on the particulars or plans or the interpretation of them, the question shall be referred to the vendor’s agents whose decision acting as the experts shall be final.

Directions
On A39 heading west from Bude, pass through Otterham Station and take the second turning left onto A395 heading towards Davidstow. On reaching the church and cross roads, proceed straight ahead towards Tremail. At the bottom of the hill, the road sweeps around to the left and the entrance to Treworra can be seen on the right. Proceed up this road for ¼ mile and the land will be found on the left hand side where indicated by a Kivells for sale sign.
