Turning into the vast forecourt of this enclave of four properties in Hoath village including the original farmhouse, you see this stunning barn conversion with its double height windows and glass front door. It is surrounded by 1.34 acres of gardens and a paddock that leads to a stable block, so is ideal for horsey enthusiasts or anyone looking to develop the ‘good life' with some chickens, goats, sheep or even alpacas. As you cross the threshold into the large light and bright reception/dining area with a picture window overlooking the garden you cannot fail to be impressed by this vast area that makes a magnificent entertainment space. Looking up the staircase, with its oak and glass banister, you not only see the galleried landing and exposed beamed and vaulted ceiling but also an upper mezzanine area ideal for a home office or crafting space. There is a very smart and contemporary dual aspect kitchen/breakfast room with a central beam, French doors to the terrace and views across the surrounding countryside and includes a large, walk-in pantry, plenty of flush white units housing two ovens, an integrated fridge freezer and dishwasher as well as a large, central island breakfast bar with a halogen hob and rising extractor. There is also an adjacent utility room with a door to the garden and a downstairs cloakroom. The well-proportioned and attractive dual aspect sitting room includes a central exposed beam and an impressive inglenook fireplace with a brick hearth and a log burning stove. On the first floor you will find a family bathroom with a bath and separate shower as well as a partially vaulted and beamed ceiling and four bedrooms including the large main bedroom with a contemporary en-suite double shower room, built in wardrobes and superb rural views. Two of the other bedrooms are doubles with fitted floor to ceiling cupboards and the fourth has a single fitted wardrobe and is ideal for a pair of bunk beds or as a study. Each side of the mezzanine floor there are doors to large full height eaves storage areas. As well as the large, wraparound lawn there are impressive shrub borders and the terrace that is ideal for relaxing in the sunshine and enjoying the views.

What the Owner says:

The barn was converted about 25 years ago but when we moved here about nine years ago, we modernised the inside to include new oak doors and the staircase as well as installing a new kitchen. The grandchildren have loved being able to use the paddock and the side lane access is owned by us although our neighbours have a right of way over it.

We have thoroughly enjoyed living in this charming village as it is very quiet and peaceful as well as being secluded and safe for children and pets. However we feel it is time for us to downsize and move nearer our children. We hope new owners will be able to get as much pleasure from this lovely family home as we have over the past few years.

Hoath is a charming village with a friendly community and includes a good primary school that kids can walk to as well as a variety of activities in the village hall from yoga and the gardening club to toddler and youth groups. If you want a drink or a meal out the Prince of Wales pub and restaurant is only a short walk. It is not far to Herne Bay or Sturry where both primary schools are rated Outstanding by Ofsted and there is Kings Junior private school. There are also a number of excellent grammar and private schools in Canterbury, Broadstairs, Ramsgate and Sandwich. It is only a short distance to Broomfield with its local store and post office while Sainsbury's is a three minute drive.
