Coming down the private lane to these three individual properties the closer you get the more you realise what a special location this is. The further you go the vista opens across your own fields and light woodland – truly magical.

The Farm
Parking for the stone and cob farm is immediately before and provides ample space for several vehicles. A covered entrance leads to a half glazed front door beyond which you enter a wonderful 23’ beamed sitting room with an impressive fireplace complete with bread oven and log burner set upon a tiled hearth and part stone chimney breast. The 25’ simple double aspect kitchen breakfast room with its bespoke units and fine dresser has a tiled floor with artist Clive Bowen’s wall tiles adorning part of the walls above the polished work tops. There is space for a slot in cooker although previously there was an old range in situ. Casement doors open up to the terrace on the southern side which provides a lovely spot for some alfresco dining. At the other end of the kitchen a door opens up into the generous sized double aspect boot room which then leads to both the utility room, complete with shower tray, part tiled walls, WC, butler style sink and space for appliances, but also out into the gravel garden that surrounds this end of the farmhouse.

Stairs off the sitting room divide to lead to a generous sized galleried landing that is currently used as a library/study off which are found two double bedrooms, one with the most fabulous views across the neighbouring field and lake. Also found at this end is the generous sized family bathroom with WC, wash hand basin, bath and shower as well as stairs leading to the top floor but more of that later. Taking the other stairs leads you into a double bedroom with stylish en suite and enjoying the most glorious views across the surrounding countryside. No need for curtains here!

As previously mentioned, there is a top floor that not only can be accessed from inside the house, but also via the external steel staircase and as such does provide the chance to have a self contained area and in fact our clients have one of their children living here. At present the layout affords a triple aspect living room with kitchenette, eaves storage, stylish shower room, double bedroom again with amazing views and a large walk in cupboard.

The Cottage
A few metres down the lane stands a delightful, detached cottage offering very stylish accommodation with the extensive use of honey oak throughout and offering a wonderful blend of traditional and contemporary. Entering in to the hall it is clear to see some thought was given to the layout when it was converted from former farm buildings as the reception is quite separate from the bedroom accommodation. The double aspect kitchen breakfast room is well equipped with wall, floor and drawer units with extensive work tops, built in appliances including, four ring gas hob, electric oven, washer dryer and under counter fridge. Steps lead down to the vaulted triple aspect sitting room which is a fabulous room with oak flooring feature chimney breast with log burner. The double aspect bedroom is a cosy room with vaulted ceiling and a contemporary en suite shower off. The second double bedroom/ twin room enjoys use of the main bathroom found of the hall. This is a very stylish room complete with P shaped Jacuzzi bath, independent shower over, wash hand basin and WC.

Outside

The cottage enjoys its own garden space complete with hot tub, terrace for outside entertaining and having a wonderful outlook. Continuing down the lane you find an ‘L’ shape arrangement of stables including tack room complete with electricity and water that subject to consents may offer the opportunity for further development. Beyond the stables you come to a gravelled area that looks out over the fields and light woodland and in it stands a quite fabulous Barrel Top Wagon.

The Retreat

This really is something. So much more than a ‘Shepherds hut’ as some may say it is and features some amazing touches which only come from someone who has actually lived in one and designed it with the ease of living in mind. Approached up wide steps to a large, covered decking that provides for an outside lifestyle either sheltering from the sunshine or inclement weather! Step inside and you are transported into another world. You are greeted by a working kitchen complete with hob, oven, fridge, sink, store cupboards and mini log burner sitting on a raised plinth and having a polished flue. Bench seating provides for easy entertaining for four and if need be can be converted into a double bed for those that feel they must stay the night after an enjoyable evening. The main sleeping area is quite dramatic being not only raised up off the floor being accessed via an open ladder/stair and enjoying its own large port hole window to soak up the view. Both hanging and shelved storage is found under the bed. Rounding off this astounding creation is a contemporary shower room with WC and basin. All in all this is just fabulous and it is easy to see why it has such a good following of people to come and stay.

Outside

There is ample room for chairs and tables on the gravel and in one corner is found a hot tub. What better way to see the stars on a moonlit night whilst listening to the animal and bird nightlife!

Gardens

The current owners clearly love the outdoors and whilst not having formal lawns they have created a wonderful natural haven for wildlife and for those who just want to be amongst nature. Plantings includes apple, dogwood and many other from gunnera to golden oats, hydranges to hedychiums, bamboo, rose, and so on. A plant lover’s delight.

Fields

The three fields (approximately 3.17 acres, 3.35 acres and 1.76 acres) connect and are bounded by fencing, Devon hedgerows, light woodland, a stream and each one has its own character; one having a more modern orchard, another having an ancient orchard and the other having 2 60ft polytunnels, one of which mostly contains an established asparagus bed with the other polytunnel being used to supply the owners with vegetables.

Vendor Reflections

Some of the oaks in the hedge banks are probably more than three hundred years old and were originally planted to provide trees for Britain's navy. When the navy stopped using wooden ships, Larkworthy's oaks were no longer needed and allowed to grow and remain to this day as subsequent owners have been loath to flail the hedge banks.

A number of spinneys have been planted containing native trees including birches, sorbus, field maples and larches. Some spinneys have been planted for autumn and winter colour, containing Betula utilis jacquemontii (large silver birches), Tibetan cherries, katsura, tulip tree, red oak, liquid amber etc.

There is an established orchard containing a mixture of modern and traditional varieties including Star of Devon, Cornish Gillyflower, Blenheim Orange, Egremont Russet, Sunset, Ribston Pippin etc. There are also some plum and pear trees.

The bottom field contains a 40 ft. Perry pear and some cider apple trees and walnut trees.

Services

The house and cottage are on mains drainage and the wagon on a Klargester.

The house and cottage have LPG boilers providing for underfloor heating in the cottage and via radiators in the house. Mains water.

Income

Location

Petrockstow itself is an historical village set in the heart of the famous Tarka countryside with the rolling Devon hills surrounding. Dartmoor with its 368 square miles of moorland and countryside is within easy reach and highly visible from the village and the spectacular Devon and North Cornwall coastlines are accessible by car or public transport. The village has a church village hall and it is to the market towns of Hatherleigh to the south or Torrington to the north one would look to everyday shopping needs, schooling etc. The larger town of Okehampton is approximately 10 miles distant with a wider range of shopping facilities and amenities including a Waitrose store and where the A30 provides a link to the M5 and the cathedral city of Exeter with excellent rail links.
From Torrington take the A386 Hatherleigh/Okehampton road passing through the village of Merton. Continue until reaching the sawmills on the left hand side and here turn right signposted Petrockstow. Drive into the village until reaching the crossroads. Here turn left and continue for about 500 yards turning left just before the bend down the track marked by a Webbers Fine & Country board.
