About the area

Keinton Mandeville is an historic village, named in the Domesday Book and dating back to at least Roman times. It's a thriving and friendly village with a church, village stores, pub, farm shop, primary school and various clubs and societies. See The nearby towns of Castle Cary, Glastonbury, Street & Somerton all provide a good range of facilities whilst Wells, Sherborne, Yeovil, Taunton, Bath and Bristol are all within easy reach. The A303 is a few miles south and Castle Cary Station has a regular mainline service to Paddington. There are good state and independent schools in the area including Ansford, Strode College, Crispin, Millfield, Wells Cathedral, and the Sherborne and Bruton schools.

Accommodation

Ivy House is Grade II listed built of the local Blue Lias stone with finely dressed masonry and double Roman clay tiled roofs. Believed to date back to the 17th century, if not earlier, it retains many period details including flagstones, oak and elm timberwork, inglenook fireplaces and an impressive stone spiral staircase. These are complemented by a beautifully designed John Franklin kitchen, four totally refurbished bathrooms, slate tiled floors, completely new carpets throughout and gas central heating with radiators.

The house stands back for the village lane behind a low stone wall with a gated driveway leading round to the parking and access into the property from the rear. Now adjoining the kitchen is a new oak framed porch with glass on three sides. This is a most attractive addition by the current owners providing a practical entranceway and storage for coats and mucky boots.

*

The porch leads through into the kitchen which has been totally redesigned and much improved. Bespoke John Franklin units have been installed with elegant marble work surfaces and a kitchen island with breakfast bar. There are an excellent range of integral appliances including a gas Rangemaster cooker, Neff electric oven, dishwasher, wine cooler and fridge freezer.

From the kitchen a doorway leads into an inner hall where there is another rear door plus internal doors into the utility, cloakroom and through to the sitting room. The sitting room has flagstones, beams, an inglenook fireplace with a new wood burner and in the corner the spiral stone staircase.

Beyond is the drawing room with a dual aspect, beams, window seats, a garden door, an again an inglenook with a wood burner.

**

A doorway leads through to the dual aspect dining room which has a pitched ceiling and a large bay window overlooking the gardens. Adjacent is a side hall and a modern fitted wet room.

Upstairs to the right is the large main bedroom which has a dual aspect and two walk-in wardrobes, Adjacent are further cupboards and a bathroom with a walk in shower, slate effect wall tiles, heated towel rail, basin and loo.

Turning left at the top of the stairs a landing leads to two other bedrooms and a bathroom with a roll top bath, separate shower, basin, loo and heated towel rail plus an airing cupboard in the corner of the room.

A further staircase rises from the landing to the 4th bedroom which has exposed timber beams a dormer window over looking the garden to the rear and an ensuite bathroom.

Outside

A short distance from the house is the garage with two bays, an adjacent workshop/store and a staircase to a first floor loft which is currently used as a home office. This too has been recently refurbished and has the provision of a telephone line and internet. In front is a newly gravelled parking area which combined with the driveway provides room to park many vehicles.

To the rear of the house is the re-landscaped patio area which is the perfect location in which to enjoy a family BBQ or al-fresco dining. Just beyond is a timber Gazebo which provides a lovely shady spot to relax in during the warmer summer weather. The rest of the gardens and grounds are laid to lawn, interspersed with a variety of trees and shrubs with excellent privacy to be enjoyed throughout. Away from the house the lawn becomes paddock which has been maintained to a standard that feels as if you are in countryside parkland.

In total, the gardens and grounds amount to approximately 1.75 acres.
