Description

West Mains of Redcastle is an attractive country house which nestles just inland from Lunan Bay, yet is sheltered by a grassed bank. As the name suggests it was originally a cottage, believed to date from the 19th century, belonging to a local farm. It is understood that the property was restored in the 1980s and extended in the 1990s, shortly before being acquired by the sellers. A two storey and harled house with a slate roof, it occupies a lovely position surrounded by its own gardens and grounds, and has views out over adjoining farmland. It is fully double glazed and has traditional features such as cornices in the principal downstairs rooms. The current owners have continued to improve the property. In the last 12 years or so the kitchen has been upgraded, while the upstairs bathroom was refurbished about 10 years ago and more recently the downstairs wet room was also re-done.

West Mains of Redcastle offers flexible accommodation which is ideal for modern family living and for entertaining. The sitting room, kitchen and dining room are all accessed off the hallway, with the dining room connecting to the sun room. One of the downstairs bedrooms is currently used as an office, while upstairs are three further bedrooms. Outside are extensive gardens and grounds, with useful outbuildings.

A tarred drive leads up to a tarred parking and turning area adjacent to the house and garages. A partially glazed and leaded front door opens to a porch, timber lined to dado level and with a tiled floor, while the hallway has a walk in understair cupboard and a useful shelved storage cupboard. The cosy sitting room has two wall lights, fireplace with wooden mantel, granite surround and hearth and a Living Flame gas fire. The fully fitted kitchen has wall and floor units with soft closing drawers and partial tiled splashbacks. Appliances include a Diplomat Select 6/20 oven / grill, John Lewis fridge, NEFF four ring induction hob, Stanley double oven oil fired range cooker, sink and a Siemens dishwasher. A cupboard houses a Siemens washing machine, Hotpoint dryer and Whirlpool chest freezer. Off the kitchen is a further porch with a tiled floor and side entrance door. The dining room has useful fitted shelved storage cupboards and double opening glazed doors to a sun room which is timber lined with a tiled floor and has a door to the garden. Beyond the dining room are bedrooms one and two, with bedroom one currently used as an office. Also off the hallway is a wet room with shower, pedestal washbasin and WC.

Stairs with wooden handrail and bannisters lead to the first floor landing with an under eaves storage cupboard. Bedrooms three and four have fitted hanging and storage cupboards, while bedroom five has a door to a balcony with access to the garden. A partially tiled family bathroom has a bath with shower, washbasin, WC and a shelved storage cupboard.

To the side of the house is a double garage with two up and over doors, concrete floor, sink, water, power and light and a ladder to storage above. Attached is a lean-to greenhouse (with two productive vines), two stores (one with a Honda standby generator) and a double dog kennel with runs. A further garage also has an up and over door, concrete floor, water, power and light and outside steps leading to a floored loft.

Adjacent to the house, and connected to the sun room, is a sheltered lawn which makes a lovely seating area. Behind are terraced borders with stone and gravel paths linking to the bedroom balcony. There is a further lawn, a raised circular sun dial, heather and shrub borders and trees including some fruit trees. Beyond the drive are additional grassed areas, which could have potential for a small paddock, and hard standing adjacent to the garage. The gardens and grounds, including the grassed bank, are enclosed by deer fencing.

Location

West Mains of Redcastle is situated just inland from Lunan Bay which is a renowned beach on the Angus coast, popular with surfers, dog walkers and horse riders. This part of the Angus coastline is mainly red sandstone with notable cliffs, rock features and sandy bays. As well as Lunan Bay, popular beaches are also found at Montrose and St Cyrus. There are attractive coastal walks from Lunan Bay to Arbroath via Auchmithie, and also north via Usan to Montrose. Fishing has long been associated with the area, especially in Arbroath, famous for its “smokies”, as well as at Auchmithie and Usan. Salmon used to be netted at Lunan Bay and at other fishing stations along the coast. There is good sea fishing, especially for mackerel, off the cliffs. The surrounding countryside is rolling fertile farmland and there are nature reserves at Montrose Basin and St Cyrus. Salmon and sea trout fishing is available on the North and South Esks. There are local golf courses at Montrose and Arbroath and the championship course at Carnoustie.

The nearby village of Inverkeilor is situated just off the A92 coast road and provides primary schooling. Gordon’s at Inverkeilor is a well known and award winning restaurant, while the But ‘n’ Ben in Auchmithie is close by. Secondary schooling is available at Montrose and Arbroath which both offer a full range of shopping, business and leisure facilities. Private schooling is found at Lathallan (Johnshaven) and Dundee High School.

West Mains of Redcastle is ideally situated for both Dundee and Aberdeen which provide all the services expected of major centres. Dundee has renowned cultural facilities including the new V&A museum. There is a regular bus service from Inverkeilor to Arbroath, Montrose, Dundee and Aberdeen. Journey times to Aberdeen and its airport have been much reduced by the Western Peripheral Route. There are train stations at Montrose and Arbroath with regular services to Aberdeen and to the south, including a sleeper. Aberdeen Airport has a range of domestic and European flights and there are direct services from Dundee to London City.
