When we opened our office in Tarporley High Street in March 2020, the first thing we did was restore a beautiful but somewhat shabby and broken antique clock into full working order. So, we love clocks and the natural progression of this is to sell houses with a clock connection. Accordingly, we are honoured to offer for sale The Clock House in Edge.

For those looking for a substantial yet charming period property boasting traditional features, outbuildings with residential consent and an outstanding external environment, this wonderful mini country estate is a terrific option. It is set in 4.2 acres, has additional land available by separate negotiation and is located on the edge of Malpas, yet is just under 15 miles from the historic city centre of Chester.

The property has a rich and interesting history. The outstanding and handsome Carriage House is understood to have pre dated the late 1800's farmhouse. The original clock with exposed workings is found in the Carriage House and this is how the name of the house came to be formed. I therefore can¿t resist saying that this is the perfect TIME to secure a real one off gem. There is so much to talk about here, but me start with the house itself, which has two driveway approaches. Dating from circa 1870, the house comprises seven bedrooms and three bathrooms with an additional cellar of over 200 square feet. At just under 4000 square feet, there is plenty of space! There are also four reception rooms and a recently upgraded kitchen. One of my personal highlights is the view from the study. It has double doors that open on to the veranda and take in delightful south facing views over the lake and its surrounding gardens and woodland.

Those who enjoy a little local history will be interested to learn that a previous owner of the property was the civil engineer Thomas Brassey, an engineer at the forefront of railway building during the late 1800s.

Taking a look at the outbuildings now, the historic Carriage House (3129 square feet) forms the oldest part of the home dating from circa 1750. It is substantial, imposing and visually attractive. The current owners use the ground floor as storage and garaging whilst the first floor houses a studio space, large office room and the original clock and bell. This clock was created by J B Joyce, established in the 1600s and reputably the oldest clockmakers in the world and along with its history the exposed intricate workings create a stunning feature.

The large walled garden to the rear which is in need of cultivation but has huge scope to become a most beautiful backdrop this lovely building.


The Carriage House outbuilding has residential consent, with various conditions, dated 8 February 2017 under application number 16/02258/FUL to Cheshire West and Chester Council. We have been informed that the present owner commenced works, which has been documented and noted by CWAC.

Externally the is also exceptional. There is a mixture of mature gardens with lawn and patio areas, woodland, bluebell dells and paddocks. All of which can be enjoyed year round and easily accessed although some hidden cut through paths. To the rear of the Carriage House can be found the heated swimming pool, found within a glass enclosure. The pool has use of a washroom with shower cubicle and benefits from its own heating system that can be run independently of the main home.

Edge is just over a mile from Malpas, a historic and picturesque Cheshire village that features a fine gothic church and many period buildings in a variety of architectural styles. The bustling High Street contains a range of independent retail businesses, including convenience stores, Huxleys delicatessen, Post Office, mini launderette, coffee shop, dry cleaners, country store, and recently constructed Co-Op convenience store. There is also newly renovated pub / restaurant known as The Lion, `Table at Eatons' Bistro, pharmacy, Lloyds Bank, hairdressers and Laurel Bank Doctors Surgery.

Within the village there is the OFSTED rated 'Outstanding' Bishop Heber High School, and the OFSTED `Good' Alport Primary School. Those seeking a wider choice of schools will find ample provision by virtue of Shrewsbury School and Moreton Hall, both of which have bus collections from Malpas. There is also the highly regarded Ellsemere College. In Chester there is the impressive choice of Kings, Queens and Abbeygate.

There is sensible commuting access to the A49, A41, A534, A55, M6, M56 and M53
Tarporley High Street can be accessed within 25-30 minutes¿ drive whilst the nearby market town of Whitchurch, just six miles away, has major supermarkets including Sainsbury's, a Costa Coffee and two Michellin Star recommended restaurants. The magnificent City of Chester, with its remarkable Cathedral, is just under fifteen miles away.

At the roundabout take the first exit and continue straight along until reaching the Hampton roundabout (Forts of India restaurant will be visible). At this roundabout take the fourth exit onto Witney Lane. After passing Ashford Close on your right follow Witney Lane for a short while as it bends round to the right. You will find the entrance to the drive on your left hand side. Follow the driveway, which is flanked by fields, round to the right, passing the stable block on your left and parking in front of the carriage house.
