A ring-fenced parcel of agricultural land with woodland shaws and classical Wealden Ponds. In all approx. 87 acres.

The land is situated approximately 1 mile to the west of Benenden within an area of Kent known as the High Weald and is within the Area of Outstanding Natural Beauty. Benenden is only 1 mile east with Cranbrook 2 miles north-west, both providing amenities and facilities if required.
The Moat Farmland comprises a ring-fenced parcel of land, predominantly flat with some north facing banks protected by woodland shaws and Wealden ponds with good sized field parcels and access tracks throughout. The land is classified as Grade III on the Agricultural Land Classification Plan for England & Wales with soils comprising of the Wickham 1 Soil Series.
The woodland on site is classical Wealden shaws with Wealden ponds throughout, predominantly of natural broadleaf species comprising Oak, Hornbeam and Ash with one single parcel on the eastern boundary comprising a Conifer plantation which is coming to maturity and ready for harvest and extraction when required.
There are two access points into the land, both over rights of way for all times and for all purposes. There is also a private water supply to the most southerly field of the farm and as far as we are aware, no other services are connected.
The majority of the land has been in arable production for a number of years under a contract farming agreement with a local farmer. As the crop for 2021 harvest has been recently planted, the Vendor will require holdover until the crop has been harvested in the summer of 2021. The Vendor has recently submitted an application for Countryside Stewardship Scheme on the land which has not yet been granted. Further details of the application are available from the selling agents on request.
Please see the property particulars for further information on Basic Payment Entitlements, sporting rights, maps & plans and a detailed breakdown of the acreages.
