Situation
The land is accessed via Radmore Lane and is about one mile north-east of the village of Abbots Bromley.

Description
The land is comprised of two enclosures of grassland with a small yard area, driveway and Dutch barn, and a further area of grassland (previously in arable production), being about 12.25 acres in all. The land has frontage to Ash Brook and sits within a very rural position close to Abbots Bromley. The land is available as a whole and in two lots:

Lot 1 - About 5.65 acres of predominantly grassland but including an access drive, small yard area and four bay open sided Dutch barn of approximately 18.45m x 6.4m (about 1,270 sq ft gross external floor area). This lot is accessed via a right of way over an initial section of driveway belonging to Moors Farm.

The barn has permission by way of prior approval (Class R) to be converted to commercial use in the form of Use Class B8 for storage. Upgrading of the building with the installation of walls, doors, and a replacement roof under reference P/2020/00892 with East Staffordshire Borough Council was granted on 21st October 2020.

The owners of Moors Farm have a right of way for agricultural purposes over the access drive in order to access their adjoining land.

Lot 2 - About 6.70 acres of grassland in a single enclosure. This is accessed directly off Radmore Lane via a gateway in the north western corner of the land (there is no access at the southern end).

Both lots have frontage to Ash Brook but the brook itself is excluded from the sale.

Note: The grants of permission for the above mentioned two buildings are by way of prior approvals under the General Permitted Development Order. To be able to satisfy the requirements of the order and therefore be able to erect these buildings the order requires that they form part of an agricultural unit of at least five hectares (this does not need to be formed by a single property). To buy lot 2 only and still be able to erect these buildings the purchaser would need to farm other land as well. There are other requirements under the Order and potential purchasers must take independant advice on this and the prior approvals in place on this property if they wish to erect the buildings.

Overage
Both lots are subject to an overage clause whereby 25% of any uplift in value due to the grant of permission for residential dwellings (i.e. the difference in value between the land without permission for residential use and then the value with permission for those uses) will be payable back to the vendors. The term of the clause will be 50 years.

Method of Sale
