SERVICES Mains water and electricity are connected. Gas is not available. Drainage is to a private tank system, this is of a style which is now considered illegal, and any purchaser will be required to take on an undertaking to replace the system with a modern compliant private drainage system. There is an oil fired boiler supplying radiator central heating system.

OCCUPANCY RESTRICTION The property is subject to an Occupancy Restriction, issued as part of Condition 3 on the original planning permission W/6419 granted on 25th February 1969. DIRECTIONS To locate the property proceed into Haughley from Junction 49 on the A14, continue through Haughley to the centre just before the Co-op, turn right into Station Road.

Continue out of Haughley, over the level crossing, and follow the road round a sharp left hand bend. At the next right hand bend continue straight into Haugh Lane, continue up Haugh Lane, and then follow the track round into Tiptree Farmhouse.
