An impressive and well located family home with an incredible view

Description

Rhynd House is approached via a short private driveway which leads to gravel parking at the front and side of the house. The front door opens to a vestibule and then into a broad reception hall where a beautiful carved timber staircase is the focal point. The house is characterised by its high ceilings, large sash and case windows, decorative cornicework in the main reception rooms and some splendid fireplaces. Many of the main rooms as well as the bath and shower rooms have been modernised over the years and although the property is in move-in condition, there are areas, such as the adjoining cottage, which will benefit from refurbishment and upgrading. On the ground floor the dining room and sitting room make beautiful entertaining rooms while the kitchen (with its cream AGA) and conservatory are ideal for everyday life being connected by double glazed doors and positioned to make the very best of Rhynd House’s mesmerising view. Also on the ground floor there is a study, a modernised shower room and utility room. Behind the utility room is a small staircase to a separate bedroom which could also work well as a home office.

On the first floor there is an impressive drawing room which may once have been the main formal room in the house. It has a large bay window, a fine fireplace, original cornicework and one of the best views from the house. This room would also make a fantastic principal bedroom depending on a buyer's requirements. In addition, there are two double rooms with en suite dressing rooms (which offers scope for becoming bathrooms), one further double bedroom and a family bathroom.

Adjoining the main house is a single storey one bedroom cottage. This could be refurbished and made into an excellent little guest/ letting cottage or accommodation for a relative.

Outside
The garden at Rhynd amounts to approximately 0.95 acres and is mostly laid out to the south of the house. Mature trees, an enclosed kitchen garden with raised beds and herbaceous borders, a front lawn and a bank of shrubs all give the garden mature character. The courtyard formed by the adjoining cottage provides a useful space for outdoor stores.

Outbuildings
Timber double garage
Timber summerhouse

Location

Rhynd House is situated at the end of a country lane beside Rhynd’s beautiful B Listed parish church. The house is in an elevated position and has a spectacular outlook over rolling farmland and the River Tay to Kinfauns and the Binn Hill tower. This is an idyllic, and private rural location but is only 5 miles from the centre of Perth and 2.5 miles from the M90, so it is ideally placed for access to schools, amenities and commuting.

Edinburgh, Perth, Stirling and Dundee are all within 44 miles of Rhynd House. The M90 at Bridge of Earn enables swift access north and south. Trains run regularly from Perth and Dundee to Edinburgh, Glasgow, Inverness, Aberdeen and London. There are direct flights from Dundee Airport to London City while Edinburgh Airport (about 41 miles) offers a wide range of domestic and international flights. There is a primary school in Bridge of Earn and secondary schooling in Perth. In addition, a number of private schools are available nearby: Craigclowan (2.5 miles), Kilgraston (5.5 miles) and Strathallan (7 miles) are all a short drive away. Dollar Academy, St Leonards, Morrison’s Academy, Ardvreck and Glenalmond are all within 33 miles, so the education options around Rhynd are superb.

Rhynd House is well placed for enjoying the best of the local countryside. The scenic hills and lochs of Perthshire and Angus as well as the beaches and villages of the East Neuk of Fife are all easily accessible. St Andrews, Carnoustie and Gleneagles golf courses are within 42 miles. The rivers Tay and Earn are popular for salmon and sea trout fishing and there are numerous opportunities for shooting and stalking. Families can also enjoy the paths and cycle tracks in the nearby Pitmedden Forest or sailing and watersports at Willowgate Activity Centre in Perth, at Newburgh, Broughty Ferry and in the East Neuk villages.
