Situation
Rothersthorpe lies approximately 4 miles south of the County town of Northampton. The land is situated to the south of the village and is bordered by North Street on the eastern boundary and off Banbury Lane on the western boundary, both of which provide access.

The Land
A block of ring-fenced arable, grassland and woodland which is undulating in topography with a predominately southerly aspect.
The soils are classified as Grade 3 on the Agricultural Land Classification Map and described by the Soil Series as Wick 1, deep well drained coarse loamy and sandy soils and Denchworth, slowly permeable clayey soils and loamy clayey soils.

Lot 1: A 165.59 acre (67.01ha) block of arable land and grassland together with a semi mature block of standing Poplar and mixed hard wood spinneys. The land has also been used to grow potatoes in recent years.

Lot 2: A 48.40 acre (19.58ha) parcel of permanent pasture with a `small mixed hard wood spinney and a semi mature block of standing Poplar. The land provides year round grazing and benefits from good fencing, mains water and good road frontage onto North Street.
