Grade II listed former farm house with useful outbuildings and large garden
Description
Church Farm is a substantial Grade II listed timber framed property with rendered elevations which, according to the official listing, dates from the 15th Century. However, it is reputedly the oldest house in the village part of which is believed to have been a hall house dating from the 1400’s. Extended by previous owners in 2002, the current owner has carried out an extensive programme of upgrading and refurbishment to include rethatching in 2021.
The house has good accommodation over two main levels which is well presented and provides flexible living space extending to 3368 sq ft. The older section at the front contains a fine main sitting room with Victorian fireplace and a woodburning stove off which is a study and behind that the former dairy. We understand that milk was sold from the property from this room up until the 1920’s and presumably a dairy herd of cattle were kept nearby.
The dining room to the other side of the main chimney has lovely old Pamments to the floor and a lower ceiling height than the rest of the ground floor. The wing to the rear contains a double ended breakfast/sitting room with open fireplace with wood burning stove and heated underfloor stone flags to the floor which continue through to the kitchen.
The refitted kitchen beyond features a four oven gas fired Aga cooker and a range of painted units with large central island an integrated dishwasher and deep glazed sink. From the kitchen, French doors give access to a stone flagged patio and into the garden beyond. A staircase leads up to a mezzanine gallery overlooking the spacious atrium. There is also a useful cloakroom on the ground floor. The main landing is quite wide and provides access to bedroom 4 to the front and a further flight of stairs leads up to an attic which is currently used for storage but could function as a further bedroom if required.
The Main bedroom has semi-vaulted ceilings and a cast iron fireplace with a Georgian style surround. The main family bathroom is ensuite to this room and features a large separate shower, freestanding bath and pine flooring. To the far end of the house a further staircase leads to another double bedroom. The accommodation is shown in greater detail in the attached floor plans.
Outside
Church farm is set well back from Church Street behind two grassed areas flanking a central path leading up to the front door which is lined with lavender. To the side a five bar gate leads into a partly walled parking area laid to pea shingle in one corner of which is a two bay recently constructed oak fronted weather boarded cart lodge garage with power laid on.
Timber gates lead into the remainder of the gardens and the recently completed outbuilding which has potential for conversion for use as an annexe but currently is used as a studio with an ante room off and an attached garden store. To the rear of the house is a shingled terrace with shrub planting and level lawns beyond this lead down into the rest of the gardens. There is a large, period, oak timber framed, weather boarded barn which has full Planning Permission (Reference: S094416FL) for conversion to further accommodation.
The garden features many mature trees including Black Mulberry and Walnut and a small orchard with Yellow & Victoria plums, apples, greengage and Doyenne du Comice pear. There are extensive colourful borders featuring shrubs, perennials and bulbs in season.
Location
Willingham is a well served village situated approximately 12 miles north west of Cambridge. There are good local facilities in the village including a CoOp supermarket and a post office together with a GP surgery. There is a Tesco superstore in addition at Bar Hill nearby.
Mainline rail service into London’s Liverpool Street & Kings Cross from Cambridge North or Waterbeach station approximately 12.4 miles away from 60 minutes. There is also the convenient guided busway available from just outside the village, with routes straight to Cambridge North station and onward to the centre of the city.

The A14, which is just to the west of the village, leads to the A1, M1 & M6 to the north and north west and the M11, M25 and London to the south east. Journey times are now much reduced following completion of the comprehensive upgrade which took place over recent years. In addition to the route using the A14 Cambridge can now be reached via the A1307, a largely new road which flanks the upgraded A14 and leads into north west Cambridge.
