The Cot is approached from a private drive that runs through Talygarn Manor into a private lane leading up to the property and two other dwellings. There is private parking for several cars and a path with shallow steps leads down to the house and its gardens. There is a considerable amount of privacy with a footpath only along the track.
The gardens have been created by the current owners who have lived at the property for about thirty five years. The landscaped gardens are in keeping with the rural environment. There are gently sloping lawns with mature trees, shrubs and herbaceous borders, a large kitchen garden, an orchard, a substantial fruit cage, greenhouse and chicken enclosure.
There are private walking/riding tracks through well managed award winning woodland. An eight acre lake has a working water wheel, two islands, balustrade bridge and diverse wildlife including otters, ducks and swans. In all the woodland extends to about 34 acres and there is a broad path leading through the woods and around the lake. The pump house at the far end has the original Victorian seven foot cast iron waterwheel which is in working order and was used to pump water up to the Manor. Today there is potential for a hydro power plant. Part of the woodland known as Cot Wood has an pleasant Avenue known as Chestnut Avenue.
Within the grounds is Adam's Well, a Grade II listed stone structure, adjacent to the 100 steps which lead up to formal gardens of Talygarn Manor. There are two large stone tablets that stand either side of the well and are inscribed with an "Ode to Adam's Ale" and an "Address to the Nymph of The Rock".

Equestrian Facilities
A purpose built equestrian yard has five stables, tack room and hay barn, a 20m x 40m all weather manege and an adjacent machinery store. The stables house a 4kw solar panel system that produces an income of around £1700 per annum.
Three paddocks, totalling around 12 acres, have post and rail fencing and all have mains drinking water connections as well as field shelters. Adjacent to the first paddock is a purpose built agricultural building with potential for additional stabling if required.
