Location:
These lots lie within the heart of Blackheath Village which is located within the heart of The Surrey Hills, much of which is designated and area of Natural Beauty. The village of Blackheath is less than 1 mile from Chilworth where local services are available together with Chilworth Rail Station. The centre of Guildford lies within five miles to the North West and is one of the main commercial hubs within this part of Surrey providing a comprehensive range of shopping facilities and recreational amenities. The Surrey Hills are particularly popular for outdoor pursuits and is a big draw throughout the year for walkers, cyclists and others enjoying the extensive and open outdoor space available. This location however is far from isolated and enjoys superb transport links. Chilworth Station lies within 1 mile of the property and connects to Guildford with a journey time of only 10 minutes where there is a connecting service to London Waterloo, the total journey time from Chilworth to London Waterloo being only just over 1 hour. Road links to the area include the A3 at Guildford which links north to the M25 with a total car journey time from the land to the M25 (Junction 10) of some 30 minutes.
Description:
The seller of these lots is offering this opportunity to buyers to acquire part/ or parts of this “estate” as further described within these details. As with any purchase, buyers are deemed to have relied upon their own enquiries and due diligence prior to bidding to establish for themselves any permissions that may be required for intended use of the land and/or development prospects. Sold in varying lot sizes (and values), two of the lots on offer include buildings within the land to be sold and these buildings may form the basis of taking forward development proposals. The remaining lots comprise both open grazing land and woodland with some being a mix of both. Clearly these parcels of land and woodland offer great leisure opportunities, continued grazing/ woodland management or other use such as equestrian for the grassland areas etc. Purchasers may wish to consider other options such as development in association with woodland management, smallholding and a more strategic eye towards future prospects perhaps for individual dwellings but must rely upon their own enquiries.
Note:
The plan/ aerial image in these sale particulars is indicative only and the full transfer plan for each lot is available to download as part of the legal pack. Access to the various lots will follow existing tracks leading to the gated entrance on Blackheath Lane and buyers will benefit from a right of way in common with other purchasers along these tracks. Buyers will also have the right both individually and/or in common with other adjoining owners, to make up the tracks physically to a condition they deem fit subject to any permissions that may be required. These rights of way will also include the right to install and lay services. The seller is not imposing a fencing requirement upon purchasers who will be able to decide how they wish to demark their own boundaries as and when appropriate and through utilising the transfer plans to do this following completion. Purchasers should also note that the “naming” of these lots has been utilised within these sale particulars to assist with identification of each Lot. At completion the transfer document shall be a transfer of that part from the title and submission to Land Registry can include this identification if required but subject to the Land Registry acceptance of this.
'Blackheath Heights West'
Description:
This is the first of the three adjoining lots at the most northerly part of the “Blackheath Estate” and these three lots are in the most elevated position with views south across the valley and some views north toward the corresponding valley area to the north of the land. This lot is identified in the aerial indicative
image coloured Black. It comprises open grassland along the southern end of the land with the remainder providing woodland areas. The total area extends to some 16.25 acres. It is understood that there may have been an historic structure on part of this land at some point however the auctioneers were unable to physically identify evidence of this on our inspection. Clearly this land offers great scope for a range of uses and purchasers are deemed to rely on their own planning enquiries as to any permissions that may be required for intended use or indeed future development.
