A beautifully presented, early Victorian former Rectory with magnificent countryside views and 4 holiday letting cottages set in over 5 acres of gardens and paddock with far-reaching views.
Description
North Tamerton House, which is not Listed, is thought to have been built in 1852, and is the former rectory to the parish of North Tamerton. The house, which is set within an AONB, remained as a rectory until 1989 and during the Second World War the cellars are believed to have been used as the village air raid shelter.
Approached via a mature tree-lined driveway, the front door opens to an elegant reception hall with tall ceilings and a magnificent staircase rising to the first floor landing. The house retains a wealth of classical proportions typical of the late Georgian and early Victorian periods, with large sash windows, traditional shutters, marble fireplaces and impressive plasterwork throughout.
The accommodation, provides a comfortable family home, whilst being ready for a process of refurbishment and modernisation. The house would be suitable for a high-quality bed and breakfast, or equally could remain as a family home.
Accessed from the reception hall, the sophisticated, light and airy drawing room is on the left-hand side. Adjacent to the drawing room is an elegant dining room with a marble fireplace and large windows, benefiting from far reaching views over the surrounding countryside. Opposite the dining room is the snug with an attractive fireplace. To the right of the entrance hall is the utility room, rear staircase, traditional cloakroom and a large kitchen / dining room which opens out to the patio area, courtyard and garages.
The first floor comprises five bedrooms, a family bathroom and separate shower room. The principal bedroom has an en-suite bathroom and dressing room, which could be used as a sixth bedroom. Four further bedrooms share the family bathroom and separate shower room and there is a second staircase which leads back down to the utility room and kitchen.
There are four well-presented cottages, set within a comfortable distance of the main House, enabling the owners to maintain privacy. The cottages currently generate a reasonable income through holiday lets, with potential to develop the business further, or adapt to a home for a multi-generational setup.
Hendra provides accommodation over two floors, with four bedrooms (one en suite), a family bathroom, and an open plan kitchen/living and dining space, and a ground floor shower room. Treneglos, Bodrugan and Penhale each provide two double bedrooms, a bathroom and open-plan kitchen/living and dining space over one floor. Each cottage has its own outdoor space and designated parking area.
Outside, the property is set in around 5.35 acres of mature grounds, paddock and beech woodland, which are accessed via a tree lined driveway with a carriage sweep in front of the main house. Alongside the house is a large, sheltered southeast facing terrace which offers superb views over unspoilt countryside to Dartmoor in the distance.
Within the grounds, there is a grass tennis court, orchard and play area. To the rear of the main house is ample gravel parking and a stone-built garage and workshop.
