A superb opportunity to enhance this detached property with stunning open views from Dartmoor to the South Devon coastline. The land extends to about 3.89 acres including a block of woodland, a meadow and landscaped gardens. EPC E. Tax Band E

Situation - Ilsington Village is a popular Dartmoor settlement surrounded by picturesque moorland countryside, perfect for horse hacking, walking and exploring. The village is well equipped with a primary school, village shop, church and pub.

Description - We understand that Yonder Finchings was built in 1940 and has been in the ownership of the current family since 1981 and was extended to both elevations in that time. The property sits in a commanding position off its own private tarmacadam drive which leads directly off the public highway. The house enjoys an area of landscaped gardens and a paddock to the east and a mature woodland to the west. The property is within the Dartmoor National Park, so any substantial alterations will need their permission. It is fair to say that the far reaching views towards the South Devon coastline are fantastic and hence warrant any potential improvement to the house.

Accommodation - From the drive, a step up leads into the entrance porch with WC and door into a sizeable study with a good view over the garden. From the entrance hall a door leads into the staircase hall with stairs rising to the first floor and doors to a kitchen, with a range of base and eye-level kitchen units, with a free standing electric cooker. Above the doorway is the original servants’ bell board, which is still in working order. Door through to the north facing larder with a slate top where the electric meter is located and a door through to a utility room with a further range of base and eye-level kitchen units with ample space for fridge/freezers, plumbing for a dishwasher and washing machine and door through to the boiler room. From the utility room there is a door to the outside.

From the hall a door leads through to the sitting room with an Aga wood burning stove and large picture windows to the front, to admire the most outstanding far-reaching views. This room has the original pine floorboards with sliding doors into the dining room, also benefitting from a large window and the views beyond, with an archway into a sitting room. In the staircase hall there is a useful under-stairs cupboard and to the side space for a desk and upstairs, where there are three double bedrooms with as you would expect the outstanding views simply get better. The main bedroom has an en-suite shower room adjoining with ample storage cupboards. There is a family bathroom with an airing cupboard.

Outbuildings - There are two detached single garages located by the entrance drive, with a number of garden structures including a timber shed. There is a timber summerhouse and a more substantial garden room with uPVC windows and doors, where you could make a fantastic home office, also benefitting from the views. The gardens are mature and well landscaped with a plethora of paths and gravelled walkways creating some interesting walks through. On the eastern side of the house is a brick and paved patio area, providing a fantastic spot to sit and enjoy the views. The meadow, of about an acre, can also be accessed from the lane as well as from the garden.

The mature block of woodland extends to about 1.74 acres and includes some magnificent trees and has a mass of bulbs in the spring. The woodland is readily accessible from the garden with a number of pathways around it.

Services - The property has oil-fired heating together with a number of night storage heaters, mains water, mains electric and septic tank drainage.

Follow the road through Old Liverton, then carry on uphill to Ilsington (ignore the sign to the village pub), continue round the double bend by the church in Ilsington, all the time going uphill and just as the road looks to go downhill towards Smokey Cross on the way to Haytor, Yonder Finchings is the last property on the right before the bend at Smokey Cross.
