Location
Armathwaite Place is a well-proportioned, Grade II listed country home, built in local stone retaining tremendous charm and character, along with a host of original features with high ceilings, moulded cornice work, period fireplaces, picture rails, plaster panelling, solid stone flooring, panelled doors with deep architraves and tall skirting’s.
Located in an area of stunning sandstone gorge scenery, with direct riverside access, the property comprises a most appealing main house, well situated in formal landscaped gardens with tennis court and outdoor swimming pool with a courtyard, clock house and outbuildings, along with a Coach House with recently granted, February 2020, planning permission to subdivide to form two residential annexes.
Significantly improved by our clients over the last 18 months, the property is presented in excellent order and benefits from a newly installed biomass heating system with enough capability to cover the main house, along with the conversion of the coach house to form additional dwellings.
Ideal as a family home, the property would lend itself to a number of alternative uses, such as boutique country house hotel, with the Coach House offering tremendous potential as two income generating cottages, or with a variation to the planning, the creation of a multiple bedroom accommodation unit. The Clock House may be able to offer further development, subject to necessary permissions.
The gardens and grounds extend to approximately 36.09 acres (14.06 hectares) and have a selection of walled and kitchen gardens with a substantial green house, opening out to the parkland fields with the woodland in the distance.
Set in the heart of the Eden Valley, Armathwaite is a sought-after village, with a thriving community on the banks of the River Eden.
With easy access to the Lake District National Park, M6, west coast main railway line connecting London and Glasgow the village has its own station on the historic Settle to Carlisle Railway Line and is 25 minutes from the Lake District Airport.

Parkland and Woodland
To the south west of Armathwaite Place there are open parklands divided into two paddocks.
Within the parkland are young specimen trees planted within wrought iron guards to protect them from damage by grazing cattle. The parkland extends to approximately 11 acres and is bordered by mature woodland which is predominantly deciduous with some conifer, providing privacy and shelter for the parkland and house as well as being a useful source of timber. The woodland extends along the bank of the River Eden through which there is a very attractive walk beneath an avenue of mature lime trees.
There is vehicular access to the parkland via a green lane which runs between the cottages and The Fox and Pheasant Inn with a series of field gates for entry.
Please note there is a public footpath following the bank of the River Eden.
