A great property with an annexe set in around 1.89 acres on a hill top location with quite magnificent views out over countryside towards Godrevy Point and St Ives Bay.

Description

The property was originally two cottages built in the 1840’s but has been modernised and refurbished by the current owner along with the building of a two-bedroom annexe which is currently rented out as holiday accommodation.

The House- Entrance to the house is via the south facing conservatory which fronts the house. Enter through a glass panelled door in to the main reception room which has a beamed ceiling and brick open surround fireplace and windows looking out over the garden.

Open tread stairs lead to the first floor and a door leads in to an inner lobby with the kitchen to the right. The kitchen has cream shaker style wall and base units with solid oak block worktops, Belfast sink, a Rangemaster Professional cooker with a Five-ring gas hob, integrated dishwasher, fridge freezer and space for a large dresser. The window looks out over fields to St Ives Bay.

A door leads out to a double glazed rear porch, with views to St Ives Bay, giving access to the garden. Also off the inner lobby is a cloakroom, utility room with plumbing for a washing machine and tumble drier along with base unit cupboards with a counter top sink and with views out over the front garden is the dining room.

On the first floor are three double bedrooms and the family bathroom. Two of the bedrooms overlook the garden whilst the third has fabulous views out over open countryside to St Ives Bay. The family bathroom has a free standing roll top bath with a low window to one end allowing great views whilst soaking and a separate quadrant shower.

The Annexe-

This has its own entrance from the gravelled driveway in to a large open plan kitchen/dining/sitting room. This is a bright triple aspect room with a part vaulted and beamed ceiling and engineered oak flooring throughout. The kitchen area is “U” shaped with modern cream base units with a built in dishwasher, under counter fridge, oven and gas hob along with quite striking copper splashbacks and kick boards. The sitting room has patio doors which lead out to a west facing decked area to the side of the building which has views out over fields towards Hayle and the estuary. There are two double bedrooms, one looks out over the garden and has an en suite bathroom, the second has views out over the fields towards St Ives Bay. The family bathroom has a modern white suite with a large walk-in six-foot shower.

The Garden- Situated at the top of Steamers Hill Carwin House has spectacular views out across open countryside to Godrevy Point, St Ives Bay and over Hayle town and the estuary. The property sits in an East to West two-acre plot, surrounded by a Cornish hedge and is mainly laid to lawn.
Entrance to the property from Steamers Hill is through a Five bar gate on to a tree lined gravelled driveway which leads up to the house where there is ample parking.

To the right of the house is a raised paved BBQ and entertaining area with fantastic views over fields to Godrevy Point and St Ives and Carbis Bay. Next to the entertaining area is a large Potting Shed, a greenhouse and wooden garage which then leads in to an orchard with a mix of Apple, Plum and Cherry trees.

The Annexe has a raised decked area again with fantastic views over fields to Godrevy Point, St Ives Bay and Hayle town and estuary. There is a large circle of trees in the centre of the lawn to the left of the house which is currently fenced off as home to chickens.
