Superb Family House set in delightful gardens with outbuildings and paddock

Description

DESCRIPTION
This particularly attractive brick and flint, Edwardian style property was built, by renowned local firm Templeton Walker, in 1994. It boasts spacious and well-presented accommodation, with elegant detailing, such as stone mullion and leaded windows, and has the added benefit of large gardens, a paddock and numerous outbuildings.

The newly refurbished kitchen/breakfast room has bi-fold doors overlooking the expansive stone terrace and gardens. A range of smart new units have been fitted, with quartz work surfaces, a central island and an oil-fired Aga. Integrated appliances include an oven and hob, microwave and dishwasher, along with a ceramic sink. This opens through to a useful utility/laundry room, with fitted cupboards, wooden work surfaces, a Butlers sink, plumbing for washing machine and tumble dryer and a door to the outside.

The spacious entrance hall, with stone floor, offers access to a dining room with a half-glazed door to the gar den, and also to the dual-aspect sitting room, which has a stone fireplace with woodburning stove and a glazed door into the conservatory. From here are French doors onto the terrace. A cloakroom completes the ground floor. The galleried landing offers access to all the bedrooms. The principal bedroom has fitted wardrobes and an en suite wet room. There are three further double bedrooms, one with an en suite shower room, and a family bathroom.

OUTSIDE
The house is approached from the lane, via a 5-bar gate, onto a gravel driveway with parking for several cars. The double garage has electric up-and-over doors, with storage into the eaves above, and an adjacent workshop and store room. This front elevation of the house has been creatively planted with wisteria, roses, honeysuckle and peonies.

A deep stone terrace spans the back of the house, overlooking a beautifully maintained, well-established and private garden. Predominantly laid to lawn, it has deep herbaceous borders, a pond and several mature trees, including a particularly pretty Indian Bean Tree. The more formal gardens sweep down through the trees, to immaculate raised vegetable beds and an orchard.

The stables, comprising two loose-boxes and a hay barn, set around concrete hard-standing, are currently used as extra garden stores/workshops and a log store.

The gardens look out across the picturesque paddock, currently with winding paths mown into the longer wild grasses and flowers.

Please note the sale plan which illustrates the freehold land amounting to 0.32 acre (edged red) and the leasehold land amounting to 1.69 acres (hatched blue).
