LOCATION
The farmland at Bryn Ifan is located approximately 2.3 miles from the village of Clynnog Fawr. The holding is located 11 miles from the County town of Caernarfon and 20 miles from the University City of Bangor.

LAND
Bryn Ifan is a mixture of productive grassland suitable for cropping and grazing, rush pasture and upland grazing which in total extends to approximately 451.29 acres. The farmland is split into separate blocks which are all easily accessible from the public highway.

The lowland block extends in total to approximately 111.61 acres and is as mixture of permanent pasture and improved grassland with some area of rush on the western boundary. The grass land is level or gently sloping and well suited for cattle and sheep grazing as well as
silage production.

The land is split into a number of good-sized parcels and appears is in very good heart. There is access to the land from the public highway at different locations with one area suitable for livestock handling with basic stock handling facilities. The boundaries are a mixture of stone walls and livestock fencing.

The upland is located to the south of the lowland block and is comprised of two ringfenced blocks split by a small rural road.

The land below the road extends to approximately 60.61 acres and is comprised of permanent pasture, rush pasture and marsh ground. The land is suitable for livestock grazing with cattle and sheep in the summer months and sheep grazing throughout the year. This land is designated as a Site of Special Scientific Significance.

The upland block above the road extends to approximately 279.06 acres of rough grazing and rocky outcrops. The land is typical of Yr Eifl mountain range and suitable for sheep grazing for much of the year.

DIRECTIONS
Enter the village of Clynnog Fawr and take Llys Eban road past the village hall then turn immediately right in an easterly direction signposted for Capel Uchaf. Follow this country road for approximately 2 miles until a right turn can be taken. The lowland block is now located on your left hand side. Follow the road for approximately 0.4 miles and you will arrive at a gate leading to the livestock handling area on your left and with access to the upper fields. The fields to the west are also included within the lowland block.

To arrive at the upland block continue to follow the lane and take the first right turn when the road splits, following this until you arrive at a T junction. Turn left and follow the road for approximately 0.4 miles and the 60.61 acre block will be located below the road and the larger upland block above. Shortly after entering the land there is a small dilapidated former farmhouse located on your right. Please park sensibly in this location and access the upland block from here.
