Established in 1990, Gascoigne Halman have through the years marketed some of Cheshire's most interesting, amazing and unique homes. Since opening the Tarporley office in 2020, I have been pleased to continue this tradition. This has culminated in our instructions to market for sale The Manor House, an iconic and unique timber framed house on Tarporley High Street that dates back from 1585 and is much admired within the village. It was constructed for Ralph Done of Flaxyards, Tarporley.

The key point to note here is the rarity of the opportunity. In my nearly twenty years of selling houses in the village centre and High Street, I have never marketed a historical house with over 4500 square feet, ample driveway parking, a plot of around a third of an acre and with its own detached barn. It is a stunning opportunity and the only house in the village to have a direct view of both sides of the High Street. It will require significant investment and capital expenditure to realise its full potential, but therein lies the excitement of the purchase.

The house is fully deserving of its Grade II Listed status, being rich in history, character and charm and having an extensive array of period features. My history career at school was somewhat underwhelming, but I have enjoyed redressing the balance by really looking into the history of this incredible home. I am indebted to the work of G Ormerod, author of the History of the County Palatine and City of Chester 1882 who clearly took a keen interest and documented key facts.

The house has a striking and distinctive aesthetic appeal, with a near symmetrical front with three gables and projecting lateral gabled wings. There is a gable with decorative timber framing with ogees, quarter-circles and fleurs de lys, with a central coat of arms. The inscription to the moulded bressumer reads "Ralph Done Esquyer, the Lorde of this place, was an eade to this buldying in ever case". The beam below the first floor (C19 casement) window reads "Feneys quoth Jhon Newsome hathe kept hys promes just, In buldying of thys house in August, anno 1585." There are also Chamfered and end-stopped ceiling beams to ground floor rooms and Queen post trusses to first floor.

The accommodation is extensive and when sensitive renovations work have been completed, this will be the most delightful home to live in. There are already a series of wonderful rooms, with four reception areas, a really inviting open plan breakfast kitchen, four characterful bedrooms and three bathrooms spread over the two floors.

Externally the house has a substantial driveway that provides ample off road parking, a really key feature in the centre of the village. There are also delightful formal gardens and a lovely two storey brick and slate barn, which has extensive potential for a variety of alternative uses, subject to consent. Add to this a car port and garage and the superb nature of this opportunity becomes readily apparent.

Tarporley is one of Cheshire's most highly regarded villages that boasts a diverse selection of amenities including a community centre, tennis courts, convenience stores, fashion boutiques, cafes, restaurants, public houses, doctors' surgery, dentists, three Churches and a very extensive bus route. There is also a golf course and private gymnasium / swimming pool on the edge of the village and state of the art gym and fitness centre with car park along the main High Street, known as `Instinct 78'.

In terms of education, there is a very popular Primary School in the centre of the village that has in recent times been extended and heavily invested into. Wonderful walks are provided via the Whitegate Way and Sandstone Trail. Without leaving the village, there is walking distance access to beautiful countryside.
