LOCATION & SITUATION

Springfield's benefits from a quiet, secluded position away from the public highway and is served by its own private entrance and driveway. There is a neighbour to the rear of the dwelling but otherwise no other parties are overlooking the property and it enjoys excellent levels of

privacy.

Situated in an accessible location the property benefits from splendid views over open countryside. Sat within its own paddocks, Springfields presents a desirable rural property package but benefits from Blackwood, Caerphilly and Cwmbran all being within easy reach, with Newport and Cardiff both nearby offering a wide range of services and amenities.

The regional road network is very good with links to the A472 and onwards to the M4 J.28, Newport, Cardiff or Swansea. Amenities are a short drive away in the surrounding villages/towns and include

supermarkets, newsagents, public houses, a local post office, train station and primary and secondary schools. Further and more extensive amenities can be found at Cwmbran, Newport and Cardiff.

There is golf available at the well-known Bryn Meadows Hotel and Spa. Sirhowy Valley Country Park is also nearby and runs a variety of events throughout the year. Also nearby is Bike Park Wales but from Springfield's there is easy access to the Brecon Beacons National Park to the north or south to the coast with all that has to offer.

SPRINGFIELDS HOUSE - LOT 1

Springfield's farmhouse is a traditionally constructed farmhouse overlooking the yard and entrance. Finished in a pick stone wash the dwelling offers a warm appeal to the property from the entrance.

The farmhouse has been improved on the ground floor to provide the most excellent kitchen/dining space with fitted units and an AGA over a tile floor. From the lovely kitchen the accommodation leads through into an excellent living room, again finished to a very high standard and provides a lovely entertaining or relaxing space. Through to a small hall and then with stairs to the first floor. The ground floor accommodation is completed by a downstairs bathroom and a useful utility/boiler room.

The first floor provides excellent living space and is complemented by three great double bedrooms and a family bathroom with WC, shower, bath and basin. Some of the first-floor accommodation would benefit from sympathetic modernisation however it is all in a good working

order.

Note there is a small flying freehold within the curtilage of the dwelling.

The annex provides an excellent addition to the main dwelling and comprises a small living/dining room with kitchenette and a bedroom as well as a bathroom with WC, shower and basin. The annex would lend itself well to being let out or occupied by someone linked to the running of the Boarding Kennels/Cattery providing on site accommodation.

BOARDING FACILLITIES

To the front of the main house is a gravelled yard leading towards the boarding units. The set up at Springfields provides excellent accommodation and facilities and has ample scope to be taken and improved further should a purchaser wish. At the entrance there is a small reception/tea room with a staff room opposite in a separate building, also containing a washing room for staff. There is a small dog grooming room which could be utilised further to provide an additional income stream.

The main cattery units provide excellent accommodation rooms supported by 26 units, all with infrared heat lamps and a tile floor to provide easy cleaning between visitors. The kennelling provides 36, individually heated, kennels with out-runs all easily maintained and washed down. There is ample room in each kennel providing lovely accommodation space for visiting canines.

Additionally, there are areas of out runs for the dogs and play areas as well as an enclosed, Astroturf, 'dog party' enclosure with a lovely summer house which has proven to be a very popular addition to the more traditional boarding and kennelling offering.

There has been a strong rise in demand for Doggy Day Care and this has really begun to grow into a busy part of the business. The site as a whole provides excellent, safe, hygienic and well managed accommodation for cats or dogs alike and is a credit to the current

owners.

The manager of the site must reside on site as a condition of the Council's boarding licences.

A small area of paddock will be included within Lot 1 to provide a space for out running for dogs or even additional garden space but provides space for a purchaser to expand the enterprises should they wish.

There is potential to take on existing employees should a purchaser wish to continue running the businesses established at Springfield's in line with Transfer of Undertakings (Protection of Employment) Regulations 2006 (TUPE).

There is a small solar PV system on the garage which serves the Property.

In all Lot 1 - House, Kennels and Cattery with additional paddock extends in all to approximately 2.00 acres.
