Description
A most attractive, Grade II Listed end of terrace house set within a generous plot of 0.28 acre, benefitting from off-road parking and a large detached garage. Situated in the popular village of Templecombe, the local Co-Op and mainline railway station are only a short walk away.
A door to the front of the property opens into an entrance hall, which incorporates a window and door to the rear garden, the staircase to the first floor accommodation and a good size cupboard beneath. The property has one spacious, dual-aspect reception room which includes two sash windows with delightful window seats (continued throughout the property) and a large inglenook fireplace with a recently installed 'Heta' wood burning stove. At the back of the sitting room, an open partition provides a divide for part of the room to be utilised as perhaps a study or family area. The farmhouse style kitchen has the original flagstone floor and is fitted with a range of base unit...
Outside
Directly behind the property there is a useful outside store which incorporates a 'gardener's WC'. The adjoining garden is an excellent size (approx. 0.25 acre) and is predominantly laid to lawn with some established shrubs and trees. The garden includes a timber summer house, which could be utilised as an office or studio if desired. The property benefits from a vehicular right of way access from the side of the terrace which leads through to a private area of off-road parking, with space for several vehicles. There is a superb detached garage measuring 20'7'' x 14'2'' which has a set of double doors to the front, separate access to the side, light and power.
Location
The property is located within popular village of Templecombe, which itself is situated in a most attractive area of Somerset. The village has its own mainline railway station with a regular service to London Waterloo (approx. 2 hours). Local facilities include a Co-Op mini-market, a superb café/cakery (Jasmine and Bay), a doctor's surgery, a recreation ground with a tennis court, skateboard area, children's play area and a social club. The Village Hall is home to regular events and local clubs such as choirs, crafting, bowls and a youth club. A wider range of shops, recreational facilities and services can be found at Sherborne, Wincanton, Gillingham and Shaftesbury – all of which are within easy reach. The A303 links to the M3 towards London and the M5 towards the South West and the Midlands. Bristol Airport and Bournemouth Airport are both about 34 miles away and provide scheduled domestic and international flights.
Directions
Approaching Templecombe from the north (Wincanton) on the A357, proceed into the village. The property can be found on the left hand side, just before St. Mary's Church. When viewing the property, we recommend taking the first turning on the left after the property into Throop Road, where there is a free car park on the left hand side. Steps lead up to a pathway which leads through the church grounds, and exits close to the property.
