Location - The land is situated on the south side of the former Market Weighton to Selby railway line, south of Harlthorpe and the A163 Holme-on-Spalding-Moor to Selby road.

Description - The land comprises a single rectangular parcel of permanent grassland and woodland together with a field shelter, accessed over Leyfield Road, a right of way of way over a third party owned field and the former railway line, extending to approximately 3.43 acres (1.39 hectares).

The Land - The land is classified as Grade 4 on the MAFF Professional Agricultural land Classification Map of England and Wales. The soil is described within the Fladbury series as a stoneless clay, suitable for cereals and grassland. The land is flat and lies approximately 6m above mean sea level.
