DETACHED BARN WITH HUGE POTENTIAL FOR CONVERSION

Situated within the idyllic rural hamlet of Rosewarne Downs yet just five minutes from sandy beaches on Cornwall's dramatic North Coast and direct access to the red river trail. A very rare opportunity to finish the conversion of this barn into a spacious family home. Offering the opportunity for an individual or developer to build a typical Cornish barn conversion, or replace the existing dwelling with multiple, subject to consent.

Further details available from the sole agents.

General Comments - This barn was once used as part of the mining operation within Rosewarne Downs and is featured on ordnance survey maps as far back as 1908. The original structure has of course been improved in recent years, and is now constructed of six inch concrete blocks. This allows the possibility for prospective purchasers to add another story through timber framed construction, subject to the necessary consents from the local authority. A structural survey has been carried out on the barn, the summary is below;

"The roof, walls and floor slab of this former storage building are considered to be structurally suitable for retention in the proposed conversion scheme to provide habitable accommodation. Minimal structural alteration is required to enable the building to be used as a dwelling for residential use. A layout should be developed to make use of the existing openings, and the new internal walls will give added stability. The proposal to convert this building will make use of a redundant building, and provide accommodation."

The above will allow the new owner to convert the exiting dwelling, reducing the costs of conversation/re-development. There has also been a bat, barn owl and nesting bird survey carried out on the barn which resulted in no evidence of any species present.

The completed barn conversion will speak to many different types of buyers from families to those looking to follow the "Cornish Dream" and retire in an extremally tranquil environment.

Planning Permission - There is currently no planning permission and buyers must make their own enquiries with the local authority.
