SELLERS INSIGHT

We moved to The Stables around 8 years ago from London, we fell in love with the location straight away- the views are stunning and to be just a few minutes walk from the centre of Bovey Tracey, where there are all the amenities you could need is just perfect. The property worked brilliantly for us too, we have lots of family and so there was always space for them to visit. We've had many family get togethers and parties here, and everyone has their own space, it works really well, especially at Christmas. We put our own stamp on the whole house and renovated the annexe to a high standard. To call it the annexe, really doesn't do it justice. It's a cottage really and it has the potential to be a fantastic home for a relative or it could attract a healthy income as a holiday let. When I was still working in London, I used to love nothing more than getting home and going to the top of the garden with a glass of wine and the dog. It's so lovely to have such a wonderful view and a dose of fresh air after a day in the city was always very welcome! The garden attracts all sorts of wildlife, we really enjoy watching the birdlife come and go. We frequently see pheasants, guinea fowl, woodpeckers and robins. If you love the great outdoors, then the location really won't disappoint. After lots of research, we found that Bovey Tracey is the ideal place to be in order to explore the area. In just a few minutes by car we can be on the open moor. In twenty minutes, we can be on the beaches at Teignmouth, Shaldon or Torbay. It's been great for a commuting perspective too with excellent transport links. Newton Abbot to London Paddington by train takes just two and a half hours. Exeter is a thirty-minute drive and you can get to Plymouth in under forty. We will really miss The Stables and the location. It has been a perfect place for us, it's just time for us to start our next adventure. We really hope that the new owners enjoy living here as much as we have done.

STEP INSIDE

The main house has a welcoming entrance hall with flagstone style tiled floor, from here there is access to four double bedrooms which all have windows to the front. The layout allows for all the rooms to be used as bedrooms or they can be configured as two, two room suites both with en suite facilities. This would still leave a further double bedroom with separate shower room available. On this floor there is also access into the large utility and storeroom. At the end of the utility/store there is a cupboard which (with some minor works) could be used as an interconnecting access to the annexe. Stairs from the entrance hall lead up to the living accommodation, the landing leads you into the Kitchen, which is a great social space fitted with a country style kitchen, breakfast bar and plenty of worktop space. The vaulted ceiling really gives the feeling of space and with two windows and French doors out onto a terrace, it's lovely and bright too. From the landing you go through into the dining space which has room for a good-sized table and enjoys views from the front. There are useful storage cupboards in this area too. The room then opens up into two sitting rooms which are partially divided but still mainly open. This space works really well and gives the feeling of two independent spaces. One has a wood burner and exposed stone wall, it's a perfect space to read or socialise. The second sitting room is arranged as a TV room with views to the rear garden. It has loads of sofa space and is the perfect space for watching films or sport. Double doors from here open to the study area. It has a really peaceful feel to it and has double doors out to the garden – a lovely view and great fresh air for when you are working. From the study you can get back to the landing and kitchen, but you also access a further bedroom. Whilst it is currently a bedroom it could be used as a playroom or craft room. It has lots of light with three windows to the back. A shower room is next to this space which provides a WC for the first floor.

THE ANNEXE
Adjoining the main property is the annexe accommodation. We'll refer to it as the cottage as it is far more than a stereotypical annexe. The current owners have gone right through and renovated, with just a few small things left to finish, this is a lovely home which would suit a relative, be available as excess accommodation or it would make a very good holiday let. Through its independent access it has a spacious entrance hall with staircase to the first floor. The stairs lead onto a landing which has access to two double bedrooms, (the larger of which has an en suite shower room), a bathroom a door to the back gardens and two doors into the living space. The open plan kitchen living space is great, with a large picture window to the front aspect enjoying the elevated views. The kitchen area is to the back with window looking out to the garden.

STEP OUTSIDE
The plot extends to 1.41 acres and the grounds are mainly to the rear of the building. Although the land slopes to the top of the plot, there are level areas of lawn immediately to the back of the property and to the side. It is thought the side area was once a tennis court. This could easily be sectioned off to give the cottage it's own private garden space.
