Location
The property is situated off Lesser Lane in the locality of Fairfield, a delightful district of Buxton, situated approximately 1.1 miles North East of Buxton town centre. Its positioning provides for good transport links to both Macclesfield (9.7 miles) and Manchester (20.8 miles).
Directions
Heading in to Buxton on the A6 from Bakewell, at the roundabout take the second exit on to Fairfield Road. Continue for approximately 730 metres before turning right on to Waterswallows Road, and continue for a further 560 metres before turning right on to Lesser Lane. Follow the road past ‘Waterswallows Mews’ on the right-hand side and on to the track. The entrance to the land can then be found on the right-hand side, just before the farm entrance.
Description
The sale offers an exciting opportunity to purchase a residential development site extending to 2.23 acres (0.90ha) in total, with benefit of Outline Planning permission for five residential dwellings (newly granted September 2019) set over 1.19 acres (0.48ha). The land that was not included within the Planning submission offers the potential to expand the site (subject to the necessary consents) and it is our understanding that informal discussions with the Local Planning Authority have already taken place to this effect.
The site as existing is bounded by a mixture of mature hedgerow and stone walls and within is down to grass mainly, with a parcel of woodland to the West, all of which is shown delineated Red on the plan, with vehicular access off Lesser Lane. The part of the site with benefit of Planning permission can be seen delineated BLUE.
Planning Permission
Planning Application Ref: HPK/2020/0008 Outline Planning permission was newly granted by High Peak Borough Council on 5th February 2021 with all matters reserved for the erection of five residential dwellings. This new consent does not have any requirement for affordable housing, unlike the previous consent. A copy of the application is available upon request, or via the local planning authority website.
Visibility Splay Licence
The successful purchaser will be required to take on a licence to maintain the visibility splay at the Junction of Waterswallows Road and Lesser Lane, as per condition 10 of the approved Planning consent. A copy of the licence is available upon request.
Plans, Areas and Photographs
The plans and images are for reference only. The purchaser shall be deemed to have satisfied themselves as to the description of the site. Any discrepancies shall not annul nor entitle either party to compensation.
Viewing
The land may be viewed at all reasonable times when in possession of a copy of these particulars.
Basic Payment Scheme
It is our understanding the land is not registered with the Rural Payments Agency.
Services
It is understood that mains services are located nearby to the site, however interested parties are encouraged to make their own inquiries as to the availability and suitability of such services.
Rights of Way, Wayleaves & Easements
The property is sold subject to and with the benefit of all rights of way, wayleaves and easements that may exist whether or not they are defined in these particulars.
