A splendid oast house conversion offering versatile accommodation in an enviable position in the heart of the hamlet and enjoying uninterrupted rural views * No Onward Chain *.

Imagine the perfect rural idyll, nestled in an historic hamlet, within walking distance of an award winning village inn and farm shop. Enjoying stunning views across the High Weald Area of Outstanding Natural Beauty, in a private but not isolated location. Goodgrooms Oast ticks every box.

This is the first time in 50 years that the house has come onto the open market. Originally an 18th century oast house for drying hops, it was converted to a residential dwelling in the 1960s and retains many of the original beams throughout. Measuring close to 2,750 sq ft amid generous landscaped gardens including a kitchen garden.

The property offers flexible accommodation, with a beautiful oak porch, coming into a lobby, large kitchen/dining room with bespoke handmade units and Aga, a sizable reception room and downstairs cloakroom. The first floor gives access to a master bedroom, maximising the views, with a balcony looking across the Rother valley. Two further double bedrooms are accompanied by the family bathroom, with bath and separate shower cubicle.

Beyond the sitting room further space is available, in the form of an office/additional reception room, downstairs bathroom, utility room with interlinked ground floor bedrooms. Originally a self contained annex, the current owners found the space very useful for extended family, teenagers and it has been ideal for working from home.

The gardens amount to circa 0.25 acres in all, orientated to the front of the property and are mainly laid to lawn bordered by mature hedging. To the side of the house is a good size kitchen garden planted with cherry and pear trees, currant bushes, rhubarb and other home grown produce.

A paved terrace that can be accessed from the kitchen and sitting room offers the ideal spot for al fresco dining and entertaining or watching the setting summer sun.
