This site is set directly adjacent to the main A6 and to the west of the well-serviced village of Great Eccleston. It represents an allocated site within the Wyre Borough Local Plan.

The village benefits from a delightful high street with independent pubs, shops and restaurants well as a medical centre, Dentist and primary schools. The village has enjoyed recent successful residential growth with two phases of development to the south east of Copp Lane and off Garstang Road. The site extends to a total gross area of approximately 38 acres of agricultural land. It is contained to the south of the A586 Blackpool Road and to the north west of Copp Lane.

This is a site allocated in the Wyre Borough Council Local Plan 2011 – 2031 as part of Allocation SA3/3. Outline Planning Permission was granted at Planning Committee following successful approval of a master plan. The Application Reference is 19/00860/OULMAJ. This application is currently awaiting final Section 106 sign off. The consent is for up to 350 dwellings, 1 hectare of employment land, medical centre, school, village hall and convenience store. (The expected yield of residential units is likely to be a little lower than 350).

Plan (drg. MA/GE/PP/01 Rev A) has been approved which identifies a number of parameters, such as the approximate location of the spine road and access points, the employment area, community hub (containing the school, medical centre, village hall and convenience store), housing areas, open space, attenuation ponds and existing hedgerows.
Whilst access is a reserved matter, LCC (Highways) have confirmed in their response dated 21st October 2020 (LCC ref. LHS/CS/02/19/00860) that the submitted indicative access details off Garstang Road and Copp Lane are acceptable in principle (ref. 66598-CUR-00-XX-DR-TP-75002-P09 and 66598-CUR-00-XX-DR-TP-05003-P01).
