SITUATION
The nearby town of Dalbeattie has a good range of shops, cafes, hotels, restaurants, primary and secondary schools, doctors’ surgery, dentist, solicitor, garages, filling station and a park with a boating lake and bandstand. The market town of Castle Douglas, around 10 miles west, has local individual shops, schools, supermarkets, health services, veterinary services and a thriving livestock market. The regional capital Dumfries, around 12 miles east, provides a wider range of schools, university and college campuses, high street shops, retail outlets, and a large hospital.

The nearby Colvend coast area is a popular tourist destination, with the villages of Rockcliffe and Kippford having particular appeal. Kippford is well known for its sailing and is home to the Solway Yacht Club. The area abounds with sporting and outdoor pursuits, with fishing, hiking and mountain biking high amongst the list. Dalbeattie Forest offers walks and mountain bike trails.

Communications to the area are good, with mainline rail stations at Dumfries and Lockerbie, and access to the M74 motorway at Gretna, Lockerbie and Moffat. Glasgow and Edinburgh airports are reachable in around 2 hours.

DESCRIPTION
Barclosh Farm was built in the 1860’s as a hunting lodge for Terregles Estate. Since then it has had various upgrades and additions to form the excellent family home it is today. The current owners have reconfigured the first floor to provide a spacious master suite complete with dressing area, walk-in wardrobe and large en suite bathroom. A further two double bedrooms are accessible from the main landing, both en suite. A fourth bedroom is accessible from the ground floor office/snug. A spacious kitchen with open plan living/breakfast room is the heart of the home, and patio doors flood the space with light and give wonderful views. A wood burning stove lends a cosy feel, and enhances this lovely space, which is perfect for informal entertaining. A dining room and impressive sitting room provide more formal entertaining areas.

Outside, a range of outbuildings provide storage and garaging. There is lapsed planning consent to convert part of the range to two dwelling houses. (Appropriate new consent would be required to proceed with this). A large garden provides much outdoor entertaining scope with expansive lawns, mature trees and shrubs, and the ruins of the 16th Century Barclosh Castle are a striking feature. There are two neat paddocks accessible from the garden. To the side, in front of the outbuildings, a further paddock takes full advantage of the property’s position and the current owners have erected a “Sundowner shed”, essentially a summer house, from which to enjoy the panoramic view and watch the sun go down. Grazing paddocks of approximately 27 acres complete this flexible and engaging lifestyle property.

GARDEN AND GROUNDS
The extensive grounds at Barclosh lend themselves to a variety of uses. From the shared private tarmac road, gates lead to a gravel sweep in front of elegant wide sandstone steps which rise to a terrace at the front of the house. This changes to a hardcore driveway leading around to the garage. The garden is mainly to lawn, with mature shrubs in beds and borders, along with a number of trees. There is a raised border to the side of the house. A small stone flagged deck leads from the Breakfast Room. The ruins of Barclosh Castle provide a point of interest. Two paddocks lead from the front garden and could support a small number of livestock or horses/ponies. To the rear adjacent to the outbuildings is a further paddock in which the Sundowner Shed sits. Panoramic views are enjoyed from here, perhaps with refreshment in hand. A small orchard of apple and pear trees has been started.

Across the shared road, sit around 27 acres of rough grazing land, which could be rented out to neighbouring farmers or kept for private use.
