Glencarse House stands amongst splendid established gardens and policies, primarily looking southwards over its lawns and the neighbouring farmlands towards Fife on the south side of the Firth of Tay. Glencarse's parkland grazings to the north and rear form a wonderful backdrop with
established woodland on Glencarse Hill beyond.
Glencarse is approached from the west by an impressive driveway with mown verges and the parkland grazings to either side. The entrance to Glencarse is announced by impressive stone pillars with griffins atop and heavy wrought iron gates. Thereafter, the driveway leads to a large gravel

Over the past 20 years or so the current owners have invested substantially both initially in the renovation and refurbishment of Glencarse following their purchase and, more recently, through the installation of bio-mass heating
to the ground, first and lower ground floors. The Renewable Heat Incentive Payments have, in the last 5 years, averaged £14,700 per annum and these payments have a further 11¾ years to run.
Glencarse is a handsome house, notable for its well-proportioned rooms, which almost without exception, are south facing and flooded with natural light as well as an impressive array of period features including detailed
plasterwork and cornices, hardwood panelling and notable fireplaces. Notable amongst these are the double drawing room, the double height entrance hall with galleried landing and moulded ceiling. The large fitted dining kitchen also benefits from a large glazed cupola and connecting doors

The gardens at Glencarse are a notable feature. A generous level lawn adjoins the house to the south with patio area and established shrubberies around the fringes with several colourful rhododendrons. A circular lily pond (not in current use) is a central feature and a Ha-ha separates the principal
gardens from the farmlands to the south and the gardens to the east. The gardens encompass a number of specimen trees with some magnificent Wellingtonias alongside Lebabon and Blue Cedars, Oak, Silver Birch and many others. Historically, records the northwestern most paddock was an orchard, although little evidence remains.

Beyond the gardens to the southeast is an all-weather Tennis Court overlooked by a rustic Summer House (in need of some repair) with tiled roof and leaded stained glass windows alongside carved wooden walls. This area is enclosed by banks of rhododendrons, azaleas, laurel and policy
woodlands. The former Double Garage provides useful storage with neighbouring Log Store and vegetable beds.

Grazings
The grazings are sub-divided into three parkland paddocks, two rising gently up the side of Glencarse Hill to the north of the house and one to the right hand side of the driveway as you approach the house.
