It is located between Milbourne and Higham Dykes; approximately 3 miles northwest of Ponteland in a productive farming area with road frontage to a minor road off the A696.

It is gently undulating and lies between 90m and 150m above sea level. The average annual rainfall for the area is 698mm. It is under drained leading to an open ditch and stream network.

Currently it is sown to Winter Oats following a good crop of Winter Wheat.
 

BASIC PAYMENT SCHEME The land is registered with the Rural Payments Agency. The Basic Payment Scheme entitlements are currently help by the Vendor. The Vendor will submit a claim for the Basic Payment Scheme payment 2022. The Basic Payment Scheme payment received in respect of the 2022 scheme year will be apportioned between Vendor and Purchaser by reference to the completion date. The Basic Payment Scheme entitlements are available to purchase by separate negotiation. Following completion of the sale, the Purchaser (s) will be required to manage the land in accordance with the Basic Payment Scheme rules for the remainder of the 2022 Basic Payment Scheme year and will be required to indemnify the Vendor regarding any breaches or non- compliances of the Scheme rules.
