An attractive block of level free draining pasture and amenity woodland located immediately to the east of the A338, to the north east of Frilford Heath Golf Club and approximately 1 mile to the south of the A420.



The entrance to the pasture land is from the A338 and, if sold in Lots, the access will be shared between the two areas of grassland. The land is free draining and includes a number of mature specimen trees giving the land an attractive parkland/ heathland appearance.

Historic investigations into the land provided estimates of circa 100,000 tonnes of sand within Lots 1 and 2.



The northern parcel of pasture, Lot 1, extends to approximately 16.64 acres (6.73 ha). Lot 2, the southern parcel of pasture, is approximately 16.65 acres (6.74 ha).



The woodland, known as the Warren (Lot 3 - 6.75 acres 2.73ha) sits, to the south of the pasture land and is bordered to the west by the A338 and to the south by a private lane. There is access to the woodland from the south by way of pedestrian and vehicular gates. The woodland is predominantly broadleaf with a small area having been cleared within the parcel. There are various former workings within the parcel. The boundary to the highway is marked by a stone wall with fencing to the other three sides.



Method of Sale

The land is available as a whole or in Lots by private treaty.

If sold in Lots the Purchaser of Lot 2 will be required to erect a stockproof fence along the northern boundary within 3 months of completion.



Tenure and Possession

Freehold with vacant possession of Lot 3 (woodland) on completion. The pasture land is currently subject to a Farm Business Tenancy with vacant possession available in March 2023.

Please do not park vehicles in any way that could cause an obstruction to the private lane to the south. Please be aware that there are various old workings in the woodland so be especially vigilant when walking. Similarly there are rabbit holes and other depressions in the pasture field so again extra care is required when walking the land. Please be vigilant for these and any other potential hazards when making an inspection of the land.
