The Property Abbey Farmhouse is a truly extraordinary Grade II Listed farmhouse of circa 480sqm (5,160sqft), dating back in part to 16th century with later additions. Within the partly moated grounds of 16.66 acres also sits the ruin of Flixton Priory, a 13th century nunnery founded by Margery de Creke in 1258 until its dissolution in 1536-37. The priory has its own individual listing and we draw your attention to the history section of these particulars.

It is fair to say that Abbey Farmhouse requires substantial renovation works to bring the property into the 21st century but offers the new custodian an opportunity to restore and inhabit within an amazing piece of Suffolk history. A copy of a structural survey is available for interested parties.

The accommodation of the main house is arranged over three main floors with split-level spaces reflecting the alterations and extensions added over the years. In the northern 17th century section of the farmhouse you will find a kitchen, dining room and utility, alongside a scullery and former dairy on the ground floor. A connecting doorway leads into the 16th century part of the farmhouse with two further reception rooms, hallways and a range of ancillary accommodation.

On the first floor are a total of eight principal rooms, alongside landings, corridors, storage cupboards and a first-floor storeroom above the former dairy. On the second floor is a substantial attic room with adjoining store. Note: there is no bathroom or sanitary facilities throughout the property.  

History Flixton Priory is listed under the Ancient Monuments and Archaeological Areas Act 1979 as amended, as of national importance and is known as 'Moated site of Flixton Priory' reference 101826. The Priory was founded in 1258 by Margery de Creke and was of the Augustinian order, dedicated to the Blessed Virgin and St Catherine. According to the terms of the foundation, the Priory was to number not more than 18 nuns in addition to the prioress. A survey of 1292 records an annual income of 43 pounds, 18 shillings and 2 pence, but this declined sharply following the Black Death (1349), and by the beginning of the 16th century there were only seven or eight nuns. The nunnery was among the small houses listed for suppression in 1528 but was not, in fact, dissolved until 1536. It was granted in 1537 to Richard Warton and in 1544 passed to John Tasburgh. Members of the Tasburgh family are believed to have lived here for a time in the later 16th century before removing to Flixton Hall.

Abbey Farmhouse is listed Grade II under the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended, reference 1031988. It is understood that the farmhouse contains some of the remains of the nunnery buildings and the western part of the farmhouse occupies ground where part of the priory would have originally been located. It is recorded as being built in two distinct sections from the 16th and 17th Centuries with the Adair monogram set in the gable porch.  

Outside Abbey Farmhouse sits within a tranquil parkland style setting of 16.66 acres (sts) with the farmhouse nestled within the middle of the plot. The setting provides a wonderful sense of space and privacy, being partly moated, set back from the country road and with limited neighbours.

On approach a shared driveway proceeds off Abbey Road, with a spur providing access to a sweeping private drive leading up to the house. Formal gardens surround the house with grassland meadows beyond, a small timber garage and a range of stores attached to the farmhouse. The Priory ruin forms a splendid backdrop to the house and is situated amongst the far-reaching southern gardens which are sheltered by the moat and wooded boundary beyond.  

Location Abbey Farmhouse is situated to the southern edge of Flixton village nestled amongst open countryside and arable fields. Flixton is a small hamlet well known for its Aviation Muesum and also benefits from a village pub (the Flixton Buck) and a church.

The market towns of Bungay and Harleston are minutes away and have everything you would expect and need from a town including supermarkets, post office and good independent shops, cafes and restaurants. Beccles is approximately 12 miles from the property and has a train station which connects via Ipswich to London Liverpool Street - the journey from Ipswich to London taking approximately 70 minutes. For sailing and beach enthusiasts Southwold and Walberswick are approximately 17 miles away. There are also several highly-rated state and private schools in the area catering for all ages.
