Burnells Estate was built in 1927 and is located off a country lane between the medieval village
of Dunster and the Exmoor village of Wootton Courtenay. The property is approached over a
private woodland drive of around a quarter of a mile set in 24.929 acres of gardens, grounds,
woodlands, heathland and paddock and with the added attraction of having hunting rights over
a further 81.429 acres of adjoining land. The property itself has been largely unoccupied for
some twenty years and is ripe for renovation, improvement and will no doubt appeal to those
seeking such a property in the West Country with potential to make a glorious home.

The accommodation
The imposing entrance porch with Dutch gable and double opening timber doors lead through
to a reception hall with wine store and staircase sweeping to the first floor. The drawing room
is a super triple aspect L-shaped room with French doors leading out onto the terrace and with
exposed ceiling beams, ornate plasterwork to the ceilings and two open fireplaces, one with
fireside bench seating. The adjoining dining room is a double aspect room again with open
fireplace and ornate plasterwork and deep coving. The kitchen is a double aspect room with
double doors to outside, an oil fired Aga, larder with cold shelves and adjoining butler’s pantry
with original full height crockery and storage cupboards. Off the kitchen there is a separate
breakfast room with fireplace, a rear lobby with door to outside and walk in store room. Off
the reception hall is a cloakroom with separate WC, utility with plumbing for washing machine
and quarry tiled flooring. A beautiful timber staircase leads to the first floor split level landing
with a second staircase which descends down to the butler’s pantry. There are eight bedrooms,
many with original fireplaces, three bathrooms and with the principal rooms arranged to the
front of the property to take advantage of the wonderful views.

Outside, gardens and grounds
The property is approached off the lane through a five bar gate over a tarmac drive which is
around a quarter of a mile in length and runs along the edge of the boundary through woodland
where you arrive onto a large tarmac forecourt in front of the property providing excellent
parking and turning facilities. The property sits proudly at the top of a number of slate terraces
that would have originally made up the formal gardens that were arranged in front and one of
the terraces still has the sunken swimming pool from its heyday. Alongside the property is a
double garage block with studio room over which is accessed from the rear via a higher-level
walkway. There is also an adjoining single garage, integral boiler room with oil fired boiler,
gardener’s WC and woodstore. The property is set in just under 25 acres the majority of which
is mixed woodland together with gardens and grounds, paddocks, heathland and adjoining the
rear boundary is a further 81 acres of woodland which the property has hunting rights over.
